-With property prices continuing to rise in Greece, concerns are rising as to whether the country is experiencing a housing bubble.

-Apartment prices have been racing ahead at a pace that exceeds the 10% mark in recent quarters, while household income levels have barely budged in a gap that is growing and threatening, some say, to swallow up the real estate sector.

-However, market insiders and economists point out that real estate in Greece is being driven by two factors that are not characteristic of a bubble market.

Market View-Overlooked underground tunnel at Ellinikon

-It is one of the most overlooked parts of the Ellinikon complex.
-On the south coast of Athens where developer Lamda is building away, work is proceeding on the construction of an underground tunnel likely to play a big role in transforming the southern suburbs.
-Traffic from Poseidon Avenue, which suffers from heavy traffic congestion, will be passed into a 1.3 klm tunnel that stretches between Alimos and the Aghios Kosmas marina.
-Officials tout the new tunnel as providing a solution to the district’s traffic woes and they are probably right.
The area is served by the tram and buses though there is no metro train network in the district. (Talk has arisen of the metro line reaching Glyfada at some stage).
The new tunnel will speed up the time needed to travel between areas such as Voula and Vouliagmeni, to the city center in what is a major consideration for those moving out to these suburbs and its property values.
-The new road tunnel is probably one of the biggest benefits to be delivered to the area by the Ellinikon project being built on the site of the former international Athens airport.
-Construction company Avax is building the tunnel and construction is about a third of the way in. It is expected to be completed in 2025.
