One thing nobody tells you before moving to Antigua Guatemala…

You might develop a mild plant addiction. 🌿

The climate here is incredible for plants.
Courtyards, terraces, rooftop gardens… things just grow.

You start with one plant.
Then a few more.
Then suddenly after 5 years of being here, you’re moving 140 plants to your new house. šŸ˜…

But honestly, that’s part of the lifestyle here.

Morning coffee in the courtyard.
Volcano views.
Green everywhere.

It’s one of the little things that makes living here so special.

And yes… I counted them while moving.
It’s really 140.

If you're thinking about relocating, just make sure your next house has room for your future jungle.

Just a few minutes from Antigua’s Central Park, Finca La Azotea is one of those places where you can easily spend an entire day exploring.

What many visitors don’t realize is how much there actually is to do here.

This historic coffee finca offers a mix of culture, nature, and family activities all in one place.

You can explore the Coffee Museum, where you’ll learn how Guatemala became one of the world’s most respected coffee producers. Walk through the gardens and you’ll see coffee plants growing under the shade trees exactly how they have been cultivated for generations.

But it’s not just about coffee.

Here you can also:
• Join a chocolate-making experience and learn about cacao
• Go horse riding through the finca
• Visit artisan shops and local crafts
• Enjoy lunch at one of the restaurants and cafĆ©s on the property
• Walk through the gardens with beautiful views of the surrounding volcanoes

It’s one of those places locals love bringing friends and family when they visit Antigua.

And here’s something many people don’t know…

Right next to this finca is Condominium La Azotea, a peaceful residential area surrounded by coffee farms and nature — while still being only minutes from Antigua.

šŸ“ I currently have a piece of land available there, perfect for anyone dreaming of building a home close to Antigua but in a quieter green setting.

Because living next to places like this… means weekends like this become part of everyday life.

Send me a DM with the word ā€œLANDā€ and I’ll share the details about the lot available in Condominium La Azotea.

Finding large land close to Antigua Guatemala is becoming harder every year.

This 2,000m² property in San Mateo Milpas Altas offers something special: space, privacy, and a head start on construction.

Located only 300 meters outside the town of San Mateo, along the road connecting San Mateo and Santa LucĆa Milpas Altas, this property already includes several improvements that allow the next owner to move forward with building much faster.

The land has already been prepared with terraces, retaining walls built with block and stone, and foundations for a future house and garage. There is even a partially constructed bedroom structure already in place.

Utilities are also available with water and electricity connected, which is a major advantage when starting a construction project in Guatemala.

With 2,000m² of registered land, this property gives you the flexibility to design a private home surrounded by nature, create a countryside retreat near Antigua, or hold it as a long-term investment as the area continues to grow.

šŸ’° Price: $150,000 USD (Negociable)

šŸ“ Location: San Mateo Milpas Altas (minutes from Antigua Guatemala)

šŸ“ Lot Size: 2,000m²

Opportunities like this — large land parcels with construction already started near Antigua — are becoming increasingly difficult to find.

Interested in this property or other land opportunities near Antigua?

Send me a DM or WhatsApp and I’ll share the full details.

Some places near Antigua feel special the moment you arrive.

San Juan del Obispo is one of them.

Just a short drive from Antigua Guatemala, this historic village sits quietly on the slopes of VolcƔn de Agua, surrounded by lush greenery, volcano views, and a deep sense of tradition.

In 2024, San Juan del Obispo was officially recognized as one of the Best Tourism Villages — and when you walk through its colorful streets, it’s easy to see why.

The town is famous for its NĆspero Festival, celebrating the sweet local fruit that grows abundantly here thanks to the fertile volcanic soil. During the festival, the entire village fills with music, food, artisanal products, and traditional celebrations.

But what makes San Juan del Obispo truly special is the atmosphere.

Life moves slower here.

You’ll find small artisan shops, local chocolate makers, traditional food spots, and beautiful viewpoints overlooking Antigua and the surrounding volcanoes — Agua, Fuego, and Acatenango.

It’s peaceful, historic, and full of character.

Not surprisingly, San Juan del Obispo has become one of the most desirable places to live near Antigua. Many people fall in love with the calm village atmosphere while still being only minutes from Antigua’s center.

And yes… I’m one of them.

In two weeks, I’m moving here myself. It's funny because this is the first place I visited when I came to Guatemala, even before going into Antigua.

And now I am going to live here, funny how life works ✨

Because sometimes the best way to understand a place…
is to actually live there.

If you’re looking for a peaceful home surrounded by history, nature, and volcano views, San Juan del Obispo might be exactly what you’re looking for.

This weekend, Antigua once again transformed into art.

For the second procession weekend, families gathered in the streets to prepare the path for Jesús Nazareno de Santa Inés del Monte Pulciano.

But here’s what makes it special…

It’s not just about the procession.
It’s about the people.

Grandparents guiding the design.
Parents cutting fruit and flowers.
Kids learning how to place colored sawdust for the first time.
Friends laughing while working side by side until late at night.

In Guatemala, family isn’t just important.
It’s everything.

The alfombras are beautiful — yes.
But what’s even more beautiful is watching generations create something together, knowing it will disappear the moment the procession passes.

That’s Antigua.

Not just colonial streets and volcano views…
But culture. Community. Belonging.

And when people ask me what it’s like to live here?

This is it. šŸ¤

It’s about leaving what’s familiar.

The best part about living in Antigua isn’t the volcano views… it’s the people.

When I moved here, I thought I was coming for the climate.
For the colonial streets.
For the slower pace of life.

But what actually made me stay?

The warmth.

Guatemalans are some of the kindest, most welcoming people I’ve ever met.
On top of that they are extremely resourceful and resilient, they don't complain!
They don't chase material things, they value family and their faith.

Strangers say ā€œBuenos dĆasā€ when you pass them on the street.
Shop owners remember your name or what you need.
Conversations don’t feel forced — they just happen.

I talk to people constantly when I’m out walking for coffee, running errands, or sitting on a bench near La Merced. And I love it. It helps with my Spanish and every person I meet is just so fascinating!

These interactions with people are just so special. There’s a human warmth here that you don’t find everywhere anymore. At least not in my former country, if you even want to talk to someone on the street they ask what I want, money or drugs!?

And somewhere along the way, this place stopped feeling foreign…
and started feeling like the home where I belong. The kind of home I was looking and yearning for because the human connection was lost.

If you’re thinking about relocating, don’t just look at the houses.

Look at the community.

Because that’s what truly makes Antigua special.

This weekend, Antigua wasn’t just beautiful…
it was alive with color.

šŸ’œ The Jacaranda trees painting the sky violet.
šŸ’› The golden GuayacĆ”n in full bloom.
šŸ’— The soft pinks of the Matilisguate lining the cobblestone streets.

And right in the middle of it all — the first procession weekend passing under the iconic Arco.

There’s something powerful about this season.

The flowers bloom.
The streets fill with tradition.
Incense drifts through the air.
And you realize… this isn’t just a place to visit.

It’s a place to belong.

Living in Antigua means experiencing moments like this not once — but every year. The rhythm of the seasons, the faith, the color, the culture… all woven into daily life.

This is what I mean when I say Antigua is not just real estate.
It’s lifestyle.

If you’re thinking about relocating, retiring, or investing here — understanding the lifestyle is just as important as understanding the market.

And this season?
It’s one of the most magical.

Most realtors here grew up in Guatemala.
They know the system.

I grew up in Europe.
I questioned the system.

I know what it feels like to:
• Want out
• Feel stuck
• Worry about taxes
• Dream about a better climate
• Wonder if it's time to move

When I moved to Antigua with two suitcases, I wasn’t just changing countries.
I was changing direction.

That’s why I don’t just sell houses.

I help people:
āœ”ļø Understand the process
āœ”ļø Avoid rookie mistakes
āœ”ļø Navigate relocation practically
āœ”ļø Build a life here, not just buy property

Antigua isn’t a fantasy.
It’s a strategy.

And I’m here to guide you through it.

Because relocating isn’t about escaping.

It’s about upgrading your lifestyle intentionally.

And Antigua?
It gives you that option.

If you’ve been feeling that pull… there’s probably a reason.

If you’re thinking about relocating, retiring, or investing in Antigua — let’s talk.

One of the biggest fears people have before moving abroad?

šŸ‘‰ ā€œBut… what if I don’t know anyone?ā€

Let me tell you something honestly.

I have made more friends in Antigua than in my entire life in the Netherlands. And I’m not exaggerating.

Every two weeks we have a growing language exchange at Expats, locals, travelers, long-term residents — all sitting at the same tables switching between English and Spanish.

New people show up every single time.

It’s relaxed. It’s welcoming. Nobody cares where you’re from or what you do.

And then there’s one of my personal favorites: Open Mic night at The Snug šŸ»šŸŽ¶

At The Snug, anyone can grab the mic, bring an instrument, or just sit on the rooftop and enjoy the vibe. Musicians from all over the world casually jamming together under the Antigua sky.

This is the secret about Antigua:

It’s small enough to run into the same people again.
International enough to meet someone new every week.
Warm enough that conversations start naturally.

You don’t ā€œnetworkā€ here.
You connect.

If you’re thinking about relocating and wondering what your social life would look like — this is it.
