We are pleased to announce that SF REIT has officially signed a strategic cooperation agreement with SGS, a world-leading testing, inspection, and certification organization. Our two parties will engage in deep collaboration across three core areas: green development, low carbon, and safety. Coinciding with this milestone, our E-commerce Logistics Park in Wuhu, Anhui, has been awarded the LEED Gold Certification (LEED O+M), marking a significant initial achievement of this partnership.

🌟𝐓𝐡𝐫𝐞𝐞 𝐊𝐞𝐲 𝐃𝐢𝐫𝐞𝐜𝐭𝐢𝐨𝐧𝐬 𝐨𝐟 𝐒𝐭𝐫𝐚𝐭𝐞𝐠𝐢𝐜 𝐂𝐨𝐨𝐩𝐞𝐫𝐚𝐭𝐢𝐨𝐧
Under the agreement, both parties will jointly build full-lifecycle solutions covering:

1. Green building certification for asset portfolios
2. Carbon management and ESG services
3. Industrial safety enhancements

💡 𝐓𝐡𝐞 𝐒𝐢𝐠𝐧𝐢𝐟𝐢𝐜𝐚𝐧𝐜𝐞 𝐨𝐟 𝐋𝐄𝐄𝐃 𝐆𝐨𝐥𝐝 𝐂𝐞𝐫𝐭𝐢𝐟𝐢𝐜𝐚𝐭𝐢𝐨𝐧
The LEED O+M (Building Operations and Maintenance) rating system obtained by the Wuhu project is specifically designed for the operations and maintenance phase of existing buildings. It evaluates real-world performance in energy efficiency, water efficiency, waste management, indoor environmental quality, and operational management. The Wuhu project excelled in optimizing energy efficiency, water resource management, waste reduction and recycling, and indoor environmental quality—demonstrating our leading capabilities in green operations for existing assets.

𝐅𝐮𝐭𝐮𝐫𝐞 𝐑𝐨𝐚𝐝𝐦𝐚𝐩
Looking ahead, we will leverage this partnership and LEED certification as a new starting point to deepen our efforts in two key areas:

1. Building on the LEED Gold Certifications achieved by our Tsing Yi (Hong Kong) and Wuhu (Anhui) projects, we aim to secure this prestigious international certification for more assets under the SF REIT portfolio.
2. Exploring advanced applications of renewable energy, including photovoltaic (solar) and energy storage systems, as well as zero-carbon demonstration projects.

Lam Chung Chi Alan, Executive Director and CEO of SF Real Estate Investment Trust (SF REIT), stated that the occupancy rate of the group's logistics warehouses in China and Hong Kong is nearly 97%.
SF REIT's property portfolio comprises four logistics properties located in Hong Kong and China, including Tsing Yi (Hong Kong), Foshan, and Changsha. The total gross floor area is approximately 4.6 million square feet, with an overall occupancy rate of 96.9%. Parent company SF Logistics leases approximately 80% of the space.

𝐀𝐬𝐢𝐚 𝐋𝐨𝐠𝐢𝐬𝐭𝐢𝐜 𝐇𝐮𝐛 – 𝐒𝐅 𝐂𝐞𝐧𝐭𝐫𝐞: 𝐓𝐨𝐭𝐚𝐥 𝐆𝐫𝐨𝐬𝐬 𝐅𝐥𝐨𝐨𝐫 𝐀𝐫𝐞𝐚 𝐨𝐟 𝟏.𝟕𝟑 𝐌𝐢𝐥𝐥𝐢𝐨𝐧 𝐒𝐪 𝐅𝐭
In Hong Kong, the Asia Logistic Hub – SF Centre in Tsing Yi is a 15-storey building with a total gross floor area of 1.73 million square feet, housing both logistics warehouse and office facilities. Currently, only one warehouse unit remains available, with an occupancy rate of 94.8%, a slight decrease from 97.3% in 2024.

Alan Lam noted that rental rates for lease renewals across the four properties have fallen by 20% to 40%, mainly because the previous leases were signed in 2021. "At that time, the logistics real estate market in Hong Kong and China were in a golden period. While the previous contracts included annual rental increments, those increments were not aligned with actual market trends. Now that market conditions have normalized, such rental adjustments reflect market normalization," he explained. He added that the decline in rents will lead to lower distributable profits, which has already been factored into the share price adjustment.
Regarding new property investments, Alan Lam said the group will continue to seek opportunities, with a focus on Tsing Yi and Kwai Chung provided their convenient transportation links. He expects the REIT will primarily acquire properties from its parent company, which has a portfolio of over 70 properties. On the market overview, Alan Lam believes the cycle of warehouse rents and supply cycle of China is nearing the end of its adjustment period, with rents expected to rebound in 2028. Consequently, many funds and consortia are beginning to show interest in China’s logistics properties, viewing the current climate as a favorable entry point.
