That's because I don't believe good business starts with selling.

I believe it starts with understanding.

Every investor has different goals.

Every property owner has different circumstances.

Every partnership has different opportunities.

Before talking about solutions, I believe it's important to understand the person sitting across the table.

That's how long-term relationships are built.

It's built in how you communicate.

How you prepare.

How you follow through.

How you treat people.

How you respond when challenges arise.

Those principles have guided me throughout my career, and they're just as important in property as they are in any other profession.

For me, success has never been measured solely by completed projects.

It's measured by relationships that continue long after the project is finished.

That's something I value deeply, and it's the standard I aim to bring to every conversation.

"How do you decide whether a property is worth pursuing?"

The answer isn't based on instinct.

It's based on a process.

Every opportunity is assessed using the same principles.

• Does it represent fair value?

• Are the risks understood?
