Katie Chadwick Property Services offer our clients a bespoke service which commits to finding excellent tenants for a property. Our letting services offers landlords:

*Initial appraisal and consultation at your property at

a time that suits you
*Hand held service assisting in getting the property market ready – including BER assessment and ensuring the property meets minimum housing standards
*Professional photographs
*Advertising on our website, daft.ie, and across social media platforms
*Arranging viewings and screening applicants
*Comprehensive reference checks for suitable applicants
*Collection of deposits and first months rent
*Preparation of lease and related documents
*Move in arrangements
*Transfer of utilities
*Balancing statement for the rental
*Upon move in documentation completion, the property is handed over to the landlord to manage on an ongoing basis


Property Management Service:
Should you wish to avail of our management service we offer a tailored package to meet your preferences. Management entails:

*Monthly rent collection – rent collection by standing order transferred to our dedicated client account, monies are promptly transferred to your designated bank account less any deductions.
*Arrangements for planned and preventative maintenance including yearly boiler service – We have lengthy and successful working relationships with our team of maintenance people, ensuring fairly priced and efficient services.
*Copies of invoices available at all times to the to the Landlord
*Quarterly inspections – A full and complete inspection report will be sent to the Landlord, outlining the condition of the property and offering proposed solutions to any maintenance issues that may require attention.
*Point of contact for tenants – your tenants will not have any contact with you – We act as first and full point of contact for the tenants on any issues that may arise at the property – This relationship between Katie Chadwick’s team and your tenant ensures prompt action on any maintenance matters at the property
*Monthly statement of account emailed to you – Availability of all invoices and statements for the calendar year to facilitate ease of tax returns for all of our landlords.
*Managed properties include a detailed inventory prior to move-in, allowing our us to accurately compare the condition of the property before and after the lease period.
*Inventory list is included in the lease agreement of a managed property
*Tenancy registration – we register and monitor the tenancy with RTB for managed properties – the cost of registering the tenancy is €90 which we can deduct and include on monthly statement
*Rent reviews at your request
