Residential Rental Management at HPS Real Estate has increased by 650% between December 2025 and February 2026.

This growth reflects a clear shift in landlord behaviour, largely in response to the introduction of new legislation and increased regulatory complexity within the residential rental sector.

During this period, 87% of the portfolio growth has come from landlords transferring from other agents, with 13% representing new rental stock entering the market. Many of these landlords had previously been advised to sell following recent legislative changes.

Our position is clear: we do not advise landlords to sell simply to facilitate a quick transaction. Decisions of that scale must be grounded in structured analysis - including cashflow, compliance exposure, tenancy structure, risk management, and long-term capital strategy.

While media commentary has focused on landlords exiting the market, the reality is more nuanced. With the correct advice, regulatory oversight, and asset management framework, residential property can continue to perform as a viable long-term investment despite legislative change.
