🏡 Landmark B&B to Residential Use

We are delighted to have secured Exempted Development approval for the conversion of a landmark B&B to residential use, through a programme of refurbishment and alterations to the existing building.

The project will see the property brought back into residential use, while also benefiting from the Derelict Property Grant to support the works.

🏡 Full Planning Permission Granted - Kilflynn, Co. Kerry

Another full planning permission secured, this time in Kilflynn, Co. Kerry. This permission will support an ongoing Vacant Property Grant application for the refurbishment and improvement of an existing dwelling.

The planning application included a comprehensive refurbishment to the existing extension and dwelling, including:

• Full internal and external alterations to the existing dwelling and extension
• Raising the roof of the existing extension to improve the internal space
• New modern roof covering to the extension
• Associated external and site works

Another great result for a vacant property in Kilflynn, Co. Kerry, helping bring an existing home back into use.

🏢➡️🏡 Commercial-to-Residential Exemption Granted - Ballybunion, Co. Kerry

Another Article 106A Exemption secured for the conversion of an existing commercial building to residential use in the heart of Ballybunion, Co. Kerry - a complex project for a returning client.

Working closely with Kerry County Council, we carefully worked through the requirements of the exemption to ensure the proposal maintained the character of the existing building while meeting the requirements for two new apartments, including exceeding the target space requirements across all rooms and amenity spaces - meeting and surpassing the relevant regulatory standards.

Achieving these standards within an existing commercial building presented its challenges but through careful design, planning and collaboration with the local authority, we were delighted to get this one over the line.

The approval now provides an opportunity to bring additional accommodation back into use in the heart of Ballybunion, making better use of an existing building and contributing to the town’s vibrancy once again.

52 Rooms Refurbished - South Court Hotel, Limerick

We are delighted to unveil the completion of 52 high-quality refurbished rooms at the Great National South Court Hotel - Limerick.

The refurbishment involved a full strip-out and transformation of each room, including:

• Reconfigured and upgraded bathrooms
• New wall and floor finishes
• Bespoke joinery
• New air conditioning
• New carpets and flooring
• New curtains and finishes throughout

Another project moving forward! An ESB connection offer has been received for a dwelling in Knocknagoshel, Co. Kerry. ✅

Planning Permission Granted – Co. Mayo✅

We are delighted to have secured full planning permission for a residential refurbishment project in Co. Mayo.

The approved development includes:
• A new rear and side extension
• New external doors and windows
• A patio area to the rear, taking full advantage of the beautiful views overlooking the nearby lough 🌊

This approval is another important milestone and will support the on-going Vacant Property Grant application, which we are currently finalising for our client.

Vacant Property Grant Approved - Athea, Co. Limerick ✅

We are delighted to have secured another Vacant Property Grant approval, this time for a property in Athea, Co. Limerick.

This marks the final stage of several months of work on the project. Alongside the grant application, OCON Projects also delivered:

• Exempted Development (Section 5) Application
• Engineer's structural report
• Detailed tendering process, including coordination with contractors to obtain comprehensive quotations

By managing each stage of the process, we were able to provide our client with a clear pathway from the initial assessment through to grant approval. We are looking forward to seeing this vacant property transformed into a modern, comfortable home for our valued client.

New exempted planning regulations have come into effect as of the 28th of July 2026.

Some of the changes include:

- Rear garden home introduced
- Increased house extension sizes
- Sub-division of property
- Dormer extensions

🏠New planning exemption regulations come into effect today, making it easier for homeowners to adapt their homes to meet their changing needs.

👷Minister James Browne TD and Minister of State John Cummins TD have introduced the new regulations to expand exemptions for certain home extensions, attic and dormer works, garden structures, the subdivision of existing homes and auxiliary accommodation, subject to the relevant conditions. This will give homeowners greater flexibility and allow planning authorities to focus their resources on more complex developments.
