Unitech Group seems to be another builder that is running into big time problems. The current status of their various projects, from a June 2015 company presentation, is given below.

Thanks to their pathetic performance, the National Consumer Commission has given some landmark judgments awarding 12% to 18% compensation to buyers (rather than the meager Rs 5 to 13 psf per month). These judgments will be used as precedents to get similar orders passed on other tardy builders.

We bring you this story at great personal risk. Rahejas have already filed a case against us at the Delhi High Court for writing against them. They have also filed a complaint against us with the Gurgaon Police to prevent us from writing, and to remove everything that we have written against them from the world wide web. And, most probably unconnected to Rahejas, our car was stolen last month from right outside our office. We have filed an FIR for that. We have also filed a police complaint, that will hopefully get converted into an FIR, against unknown persons for cybercrimes, hacking, and destroying some of our articles and videos about Raheja Developers.

How Corrupt and morally degenerate are Mr Navin Raheja and his henchman Mr Harinder Dhillon ("Marketing Manager" at Raheja Developers) ? They are cheats and frauds down to the last rotten bone.

In an audacious and brazen move for a morally bankrupt builder, they filed a false complaint with the Gurgaon Police (to be converted to FIR) against us (Sanjay Sharma, Sonia Vaid, and Sanjeev Kumar). Drunk on money power, they think they can buy the public servants - but so far they have been proven wrong.

WE ARE SHOWING FOR THE FIRST TIME EXCERPTS FROM THE POLICE COMPLAINT AGAINST US BY RAHEJA DEVELEOPERS, in pics attached to the comments below. Full of lies and fabricated evidence, it shows the true character of the Company and its Management.

In the complaint they have accused us of meeting Mr Harinder Dhillon in our office on Feburary 13, 2015 and demanding Rs 42 lakhs from them to stop writing against them. While the fact is that I have not met Harinder Dhillon in over 3 years. This art of lying for his master is what Dhillon has perfected, and brings it into his job of "Marketing Manager" at Raheja Developers.

After claiming that we had been threatening them for money over the last many years, all they have to show for "proof" is one meeting that never happened. These paranoids who record every conversation, and every meeting, have no evidence against us. Yet, they claim that on "various" occasions in the past we had threatened them. LIARS. Mr. Navin Raheja and Harinder Dhillon, you are liars, and we say that to your face.

Then, in the police complaint they claim that they owe us no money. They do. Like hundreds of others whom they have cheated, and who are filing cases against Raheja Developers - we were also cheated of Rs 40.2 lakhs in 2008. But, the greedy and avaricious Mr Navin Raheja claims he owes us no money. You are a LIAR Mr Navin & you are a LIAR Mr. Dhillon. And it seems that your memory itself has been corrupted.

And then, in their police complaint they suggest to the police that we should be charged under the following sections - Section 66 (a), 66(b), 66(c) and 43(i) of the IT Act, and under IPC (Indian Penal Codes) 352, 355, 383, 384, 387, 388, 389, 465, 468, 469, 499, 500, 501, 503, 506, 507, 120B and 34 ! Phew!

The cheat and badmash Mr Navin Raheja and Mr Harinder Dhillon are trying to scare us with their high priced lawyers. Go to hell Mr Raheja, and when all is said and done - you will find Satyamave Jayate. And your lies will lose.

The administration of Gurgaon recently announced the formation of GURGAON ARBITRATION COUNCIL to help resolve the "conflicts" and "disputes" between builders and buyers. It is well intentioned step by our public servants, but it is new and untested too. Hence, it is wise to consider the various implications of such a step.

Based on participation of a builder-broker lobby called REDCO (http://www.redcoharyana.com/), personified by builder Mr Navin Raheja, we have serious reservations about the feasibility of such a concept like GURGAON ARBITRATION COUNCIL.

शिलाज प्रोजेक्ट में खामियां मिलने पर रहेजा बिल्डर को नोटिस

एकटीवी चैनल द्वारा सेक्टर-109 स्थित रहेजा शिलाज प्रोजेक्ट में सुरक्षा संबंधी खामियां उजागर करने पर एटीपी आरएस भाटी ने बिल्डर को नोटिस जारी किया है। उन्होंने बिल्डर को एक सप्ताह में जवाब देने के लिए कहा है।

नहींहै सीवर, पानी और लाइट जैसी सुविधाएं
रहेजाशिलाज के प्रोजेक्ट में सीवर, पानी, लाइट जैसी मूलभूत समस्याओं के साथ आग से निपटने के इंतजाम में खामियां उजागर हुई हैं। लोगों ने दिल्ली से लेकर चंडीगढ़ तक शिकायत कर बिल्डर पर कार्रवाई करने की मांग की थी।

शिलाजमें फायर सेफ्टी सिस्टम बना शोपीस
रहेजाशिलाज में करीब 20 परिवार रहते हैं। वहां पर फायर सेफ्टी सिस्टम शोपीस हैं। यहां तक वहां पर पानी भी नहीं है। रिटायर्ड ब्रिगेडियर करतार सिंह ने कहा कि 8 जून को 9वीं मंजिल में लगी आग के बाद से लोगों की नींद उड़ी थी। आग की सूचना फायर ऑफिसरों को नहीं दी गई। साथ ही आग के सारे सबूत मिटाने के प्रयास किया गया। लोगों की शिकायत पर रियलटी चेक किया गया तो सारी सच्चाई सामने गई। फायर सिस्टम जहां शोपीस थे, वहीं पानी का तो नामो-निशान तक नहीं था। 15 जून को एटीपी ने टीम के साथ निरीक्षण किया था। उन्होंने खामियों के लिए मौके पर स्टाफ को लताड़ा था। इसके बावजूद बिल्डर की ओर से कोई सुविधा मुहैया नहीं कराई गई।

नोटिसदेकर बिल्डर से मांगा गया जवाब
हुडाके एटीपी आरएस भट्ट ने बताया कि रहेजा शिलाज प्रोजेक्ट का निरीक्षण किया था। इसके बाद नोटिस देकर एक सप्ताह में जवाब मांगा है। उन्होंने भी स्वीकारा कि यहां पर तमाम समस्याएं हैं। वहीं फायर आफिसर आईए कश्यप ने मौके का निरीक्षण कर आग से निपटने के इंतजाम को नाकाफी बताया। फायर एनओसी रद्द करने एवं नोटिस देने की बात फायर आफिसर ने कही है।

Allegations of Navin Raheja playing with the lives of its residents have proven to be true. Fire fighting equipment was all a sham, without even a working water supply to it in Raheja Shilas !! And the same is probably true of the other Raheja projects like Raheja Vedanta, Raheja Shilas, etc.

Inspection was done on the spot by Shri RS Bhatt, ATP, who has promised scrutiny & action on the conditions of licence, and the conditions of the Occupation certificate.

The promises of Raheja Developers during the launch need to be compared with the current state of the complex.

How fake Fire Clearance certificate (and probably other clearances, approvals, and certificates too) was obtained needs to be investigated.

The matter is serious, and the local channel -Metro News, Gurgaon (part of ITV India News Network) has given its support, and has helped propel the matter and launch investigations ....

Pay Rs 10 Lakhs to three flat buyers, consumer court tells builder

The district consumer court has ordered a city-based developer to pay compensation of nearly Rs 10 lakh each to three buyers who had moved pleas seeking refund of the Rs 5 lakh booking amount for the flats that they had paid in 2007.

The compensation includes Rs 5 lakh in lieu of the booking amount, the rest being interest of 96%, at 12% per year for eight years.

The court also asked the builder to pay Rs 50,000 to each for harassment, mental agony and pain, and Rs 11,000 each as litigation expenses.

On November 14, 2014, three members of a Delhi-based family moved court after they failed to get possession of the flats. "Neither had the construction begun, nor was our money returned," said H S Bains, a complainant.

The court rejected the plea of Gurgaon-based Orior Developers and Infrastucture that the buyers were not entitled to a refund as it had not refused to deliver the flats "Complainants had to ask for refund as no development had taken place in eight years. Consumers can't be left waiting indefinitely by the builder," said Raj Kumar Tewatia, the judge.

The builder then submitted it be allowed to return the amount without interest, on which the court said it would be a "violation of dignity and against justice". "Selling dreams not only amounts to unfair trade practice, but also cheating and misappropriation of funds. Returning the principal amount so late can't absolve the defendant from paying interest," said the court.

The buyers had asked for a 24% interest, but the court described its 12% award as "reasonable and just".

Unitech directed to pay Rs 4.77cr for delay

A real estate firm has been directed by the apex consumer commission to pay Rs 4.77 crore to seven consumers for "huge delay" in handing over apartments to them noting that the builder tried to make profit at the cost of others.

The National Consumer Disputes Redressal Commission bench presided by Justice J M Malik noted that the apartments booked nine years ago in Greater Noida were yet to be delivered by Unitech Reliable Projects Pvt Ltd and asked it to pay Rs 4,77,58,658 with 18%interest to the seven consumers.

"There is a magic in that little word 'home'. It is a mystic circle and surrounds comforts and virtues, never known beyond its hollowed limits. However, customers are exasperated by senseless delay made by the builder of a colony," the commission said.

"It must be borne in mind that there is a huge delay in handing over possession of the premises in dispute, i.e., about 9 years. The opposite party (builder) has made an attempt to feather its own nest, i.e., to make profits for itself, at the cost of others' expenses. The opposite party has utilised the amount for its own purposes," it said.

The commission also directed the firm to pay Rs 1 lakh each to the complainants for harassment and mental agony.

According to the complainants, in 2006-07, the real-estate firm had advertised for availability of flats in their projects 'Unitech Verve' in Sector Pi-II at Greater Noida in Uttar Pradesh which was scheduled to be delivered within 36 months of signing of allotment letter.

The seven complainants said that they had applied for flats, either individually or jointly, and had paid the money demanded by the builder.

However, after the project got delayed, they filed complaint before the commission in October 2012.
