వెంచర్స్ లో ప్లాట్ కొనే ముందు చెక్ చేసుకోవలసిన అంశాలు ....... 1:PERMISSIONS.....
మీరు ప్లాట్ కొనే వెంచర్ కి HMDA/DTCP ఇలా గోవెర్నోమెంట్ అథారిటీ పర్మిషన్ ఉందా లేదా చూసుకోవాలి .
PERMISSION ఉంటె గనుక అప్రూవల్ కాపీ తీసుకుని HMDA/DTCP ఆఫీస్ కి వెళ్లి వెరిఫై చేసుకోవాలి
లేదా www.hmda.gov.in లో చూసుకోవచ్చు
2:DOCUMENTATION......
ఆ వెంచర్ యొక్క ల్యాండ్ డాకుమెంట్స్ కాపీ తీసుకుని Civil lawyer వెరిఫై చేయించాలి
3:ZONE......
మనం కొనబోయే ప్లాట్ ఏ జోన్ లో ఉందొ రెవిన్యూ ఆఫీస్ లేదా hmda.gov.in లో చూడవచ్చు
4:DEVELOPMENTS......
మనం కొనబోయే ప్లాట్ /వెంచర్ దగ్గర్లో govt/pvt projects లేదా
project/construction పూర్తి కావలసిన పని లేదు ,ఫౌండేషన్ స్టోన్ అనేది పడితే చాలు ఆటోమేటిక్ ల్యాండ్ డిమాండ్ అనేది వస్తుంది
5:RERA .......
RERA అనేది చాలా ఇంపార్టెంట్ ,RERA approved వెంచర్ లో మాత్రమే ప్లాట్ తీసుకోవాలి
మనం కొనే వెంచర్ RERA రిజిస్టర్డ్ లేదా అనేది rera.telangana.gov.in లో చూడవచ్చు
CHECK LIST TO BE CHECK BEFORE BUYING A PLOT IN VENTURE
1:PERMISSIONS .....
You need check governoment authority permissions like HMDA/DTCP before buying a plot in venture .If tha tventure has permission take a copy and verify it in concern office like HMDA/DTCP or check on www.hmda.gov.in
2:DOCUMENTATION.....
Take documents of venture land and verify it with civil lawyer or go with EC(ENCUMBERANCE CERTIFICATE)
3:ZONE........
We need to check that the venture is in which zone or go to registration office/hmda.gov.in
4:DEVELOPMENS......
Check developments surrounding of venture ,for example a govt hospital construction near by venture or a private schools or universities construction
5:RERA.......
RERA is most important thing before investing in real estate
