RCPCA provides assistance in site selection, land procurement within the targeted budget,
conducts Legal Due Diligence of the targeted land by inspecting aks-sajra and revenue record for
title verification, partition and demarcation, documentation including jamabandi, Khasra
girdawari, mutations. Drafting of Sale deeds for purchase of land by recording accurate shares
of the sellers and the buyers and generally dealing with concerned revenue department to
resolve any issues/problems including legal recourse. Providing assistance in dealings with Authorities like GLADA, GMADA, JLDA, including obtaining
of CLU, approval of various drawings and plans including concept drawings, Site plans, Layout
plans, Detailed Plans, Service Drawings, Building Plans, obtaining certifications at various stages
of construction like DPC level certificate, Roof level certificate etc., and obtaining Occupation
Certificate, Partial Completion Certificate, Completion Certificate etc. Assistance and
management of acquisition of khals and revenue rastas falling within the project and also other
land within the frame work of the law and procedure prescribed for the purpose. Liaison with
and approval from various Government, Semi Government and Local Authorities like Municipal
Corporations, NHAI, AAI, Irrigation Department, Forest Department B&R, PSPCL, PSPTL,
Executive Offices of the Government like DC Office, DDPO, BDPO, Village Panchayat,
Horticulture Department; Assistance in obtaining clearance/approval from Central Ground
Water Department and Pollution Control Board. Providing Legal services in drafting of various Documents required by the promoters of Real
Estate Projects including JV Agreements, MOUs, Buyer-Seller Agreements based on mutuality
and fair play customized to the needs of the client/promoter, Bank Approvals and providing
Documentation required by the Banks both Nationalized and Private Sector for project approval
for financing as well as providing funds to the allottees based on Permission to Mortgage and
Tri-partite Agreements, Specific response to the allottees’ concerns and resolution thereof so as
to avoid litigation, and rendering advice on management issues as and when required; Providing
assistance and advice on matters in litigation as also actively pursuing litigation if need be;
Agreement with allottees for rendering Maintenance Services and tie-up with Maintenance
Service Agencies.
