Most people think you need to be a farmer to buy agricultural land in India. You don't.

But there are rules β€” and most buyers have no idea what they actually are.

In Maharashtra, any Indian citizen can buy agricultural land. No farming background. No agricultural income. The only real restriction is a ceiling on how much you can hold β€” and for most buyers looking at 2-5 acres near Mumbai, that ceiling is nowhere close.

But knowing you can buy is just the first question. What you can and cannot do with the land β€” before and after conversion β€” is where it gets interesting.
