This heatmap pi**es us off. And it should p**s you off too.
India has 94 of the 100 most polluted cities in the world, which basically means clean air is going to become the new âprime real estateâ.
Not views, not clubhouse amenities, and not a fancy pin code.
Air is the basic thing youâre supposed to breathe.
Weâre already seeing it on the ground at Brego Land.
People are asking fewer questions about social infrastructure⌠and more about:
âWhatâs the AQI here in winter?â
âDoes the wind blow industrial smoke this side?â
âWhatâs the forest cover like?â
âHow much construction dust will hit us in the next 3 years?â
And if Iâm being honest, itâs sad that this is now part of due diligence.
But it is what it is, and pretending like this isnât going to affect land prices is ignorance.
So weâre taking a very simple approach: if air is going to drive demand, then air needs to be part of our analysis.

Because choosing a PIN code to enter is not a vibe. Itâs a thesis, and if we want to help people buy land thatâs safe, liveable, and future-proof, we have to take this seriously but the macro truth still stings.
We shouldnât be building models around pollution, and we shouldnât be optimising for where you can breathe.
This country needs to wake up because this is not a âlaterâ problem anymore.
Clean air shouldnât be a luxury product; it should be step zero of nation building.
