Investing in real estate near a dump yard in Noida Sector 146 should be approached with caution.

While such properties often offer lower initial costs and the potential for rental income, they also come with significant drawbacks.

The presence of a dump yard can lead to environmental concerns, including unpleasant odors, air pollution, and health hazards, negatively impacting the quality of life for residents.
Reselling properties in such areas can be challenging, as buyers may be hesitant to invest in locations with these issues, potentially affecting resale value and limiting long-term appreciation.

I decided not to invest in Sector 146!

I was doing further analysis for new upcoming residential projects in Greater Noida West Sector 10 or 12.

New potential projects shall be Irish, Elite, and Eledcco. All three projects shall have 3 BHK, 4 BHK.

I am interested to invest in more than 1 project but not with the same builder, want to engage capital in two different projects.

I was considering Irish and Elite. Do you have any suggestions for me?

Investment in real estate requires lots of knowledge and we are end buyers/investors and always work hard to understand market dynamics. This is one of the reasons why we managed to expand multiple assets from 1 asset.
