If I were buying in Tuscany today, I wouldn’t simply be looking for a beautiful house.
I’d be looking for something increasingly difficult to find: a beautiful home, close to the sea, with land.
Because a villa can be renovated.
Land in the right location cannot be recreated.
For me, that changes the way you look at a property.
I would rather have the right setting, privacy and potential than simply the most expensive address.
And I’d be looking beyond the first impression: the quality of the land, the surrounding environment, the distance to the sea, the architecture, what can realistically be changed, and, of course, the technical and planning situation.

For international buyers, there is also something else to consider.
A property in Tuscany can be much more than a second home. It can become a place for family, privacy, entertaining and long summers in Italy, while also giving you the possibility of generating rental income when you are not here, provided the property and location genuinely support it.

Not every villa with land is necessarily the right purchase.
But the properties that combine location, privacy, land and potential are becoming harder to find.
And that, to me, is where the real opportunity lies.
I think the first step isn’t finding the house.
It’s knowing what to look for and who to trust.

I have to tell you about one of my favourite little discoveries since living in Versilia. 🤍

Almost every week, I go to Pietrasanta for a pottery evening called “Apericeramica”.

And honestly, I didn’t expect to love it this much.

After a full day of viewings, messages, phone calls and running around, sitting down with a piece of clay in my hands is the perfect way to switch off.

We make things, we chat, we drink good wine, we have a little aperitivo… and somehow, I always leave feeling much more relaxed than when I arrived.

The classes are run by Cosimo, a very talented young sculptor and artisan, and I absolutely love supporting young creatives who are building something here in Versilia. If you’re curious about his work, go and have a look at 🤍

But my favourite part might actually be the people.

There are always people from different parts of the world, and through these evenings I’ve actually met some lovely expats who live around Versilia.

It’s become this little international community that I really enjoy being part of.

And I think that’s something you only really understand when you live here.

Moving to Versilia isn’t just about finding a beautiful house.

It’s about finding your favourite coffee spot, knowing where to go on a Tuesday evening, discovering local artisans… and slowly building a life and a community around you.

So yes, I may have started pottery because I wanted to relax after work.

But I think I found something much more valuable along the way. 🤍

And I’m slowly getting better at it… I think 😅

There’s a reason I’m so particular about the way I handle property purchases in Italy.

I’ve personally met buyers who fell in love with a house, made an offer, paid a substantial deposit… and only afterwards discovered cadastral or planning issues that couldn’t be resolved.

In some cases, they lost a significant amount of money.

And what is especially difficult to hear is that they told me they hadn’t been properly informed about the situation before making the offer.

This is exactly why I believe that buying a property in Italy should never start with “How quickly can we make an offer?”

It should start with:

“Have we actually checked what we’re buying?”

Cadastral and planning matters need to be assessed by the appropriate technical professionals. As an agent, my role is to make sure those checks happen at the right stage, before my clients put their money at unnecessary risk.

And when something still needs to be clarified, I make sure the offer is structured with the appropriate protections.

My job isn’t simply to find you a beautiful villa.

It’s to help you navigate the purchase properly.

So if you’re buying in Forte dei Marmi or anywhere in Versilia, please look beyond the person showing you the house.

Ask who is actually qualified to represent you.

And ask what happens before you sign that offer.

The right property matters.

But so does the person guiding you towards it.

I was thinking about this the other day…

If you’ve spent the last five, ten, maybe even fifteen summers coming back to Versilia, at some point you have to ask yourself:

Why am I still renting?

I don’t mean that in a purely financial way. I actually think it’s much more personal than that.

Because after a while, this place starts to feel familiar. You know which beach you want to spend your mornings at, where you like to have lunch, where to go for an aperitivo in the evening. You have your favourite streets, your favourite restaurants, maybe even people here who know you by name.

And then, every summer, you come back and spend a considerable amount on a beautiful hotel or villa for a few weeks — only to leave again when September comes.

What if, instead, you had your own front door here?

A place you could come back to whenever you wanted, where your children could grow up making their own memories, where you could leave your things and never have to start from zero again.

And when you’re not here, the right property can potentially work for you and generate rental income.

Of course, that doesn’t mean that every house in Versilia is a good investment. Far from it. This is exactly where knowing the market, the location and the property itself makes all the difference.

But if you already know that you want to come back here summer after summer, I think it’s a conversation worth having.

Because perhaps the question isn’t whether you can afford another summer in Versilia.

Perhaps it’s what you could own instead.

And honestly, after living here and seeing how people return year after year, I think this is one of the most interesting conversations a frequent Versilia visitor can have.

Maybe next summer shouldn’t be another stay.

Maybe it should be the summer you come home. 🤍
