Spent the afternoon at AREAA Central New Jersey’s social networking event at Prince Tea House in Edison — surrounded by lenders, attorneys, title agents, and fellow agents who serve NJ’s AAPI communities every day.

AREAA represents 17,000+ members across 45 chapters nationwide, all advocating for one thing: making homeownership more accessible. Today’s version of that was just a few dozen people, some tea, and good conversation.

But that first couple weeks on the market is when buyer attention is at its peak. Price too high, and you miss that window — and it’s hard to get back. That’s why I always walk sellers through the comps before we land on a number.

Zillow publishes its own error data — and for homes that aren't listed yet, the median error is around 7%. On a $700,000 home, that's a swing of tens of thousands of dollars. It's an algorithm's best guess, not an appraisal. Know the number, but don't price your home around it.

Towns in NJ periodically reassess all properties townwide, and major renovations can trigger a reassessment of your specific home too. Either way, that number can change after you buy. Always ask when the town last did a reassessment — not just what the current tax bill says.
