Here’s how you make an offer on a property in Japan.🇯🇵

There is a document called a purchase offer form (買付証明書, kaitsuke shōmeisho). You submit this document to the seller to express your intention to purchase the property.

If you don’t speak or write Japanese, your real estate agent will fill it out on your behalf.

The timing of your offer is important, as priority is usually given to the person who submits their offer first.

They had already done their own research and selected a few homes they were interested in before contacting me. The purchasing process was a bit complicated due to the seller, but thanks to their patience and understanding—as well as the efforts of the listing agent—we were able to complete everything smoothly.

What impressed me the most is how well they have connected with their neighbors. Nowadays, even many Japanese people don’t have deep relationships with those around them, but they are truly enjoying their community and building meaningful connections.

Can you negotiate property prices in Japan? 🏠🇯🇵

Yes, you can.😊

But there are a few things you should know before negotiating with a seller — as I mentioned in the video.

If you really want the house, it’s often better to make a full-price offer — especially for popular properties that sell fast.

That said, negotiation can still be part of the process.
As a buyer’s agent, I always say: if the seller is open, it’s worth giving it a try.

What is a Non-Rebuildable House?

I get this question quite often.

In Japan, it’s called “saikenchiku fuka” (再建築不可) — meaning you cannot rebuild a house once it’s demolished.

This is an important concept when buying property in Japan, as it directly affects land value and financing. In many cases, banks won’t approve a mortgage for these properties.

Personally, 2 out of the 3 properties I’ve purchased are non-rebuildable. So they’re not always a bad option — but it’s crucial to understand the risks and decide if it aligns with your goals.
