🏡 FINDING THE RIGHT HOME IN JAPAN ISN’T ABOUT CHOOSING THE PRETTIEST ONE—IT’S ABOUT CHOOSING THE ONE THAT FITS YOUR LIFE.
Here are the key things I usually recommend my clients consider before viewing apartments:
🚃 1. DECIDE ON YOUR MAIN MODE OF TRANSPORTATION FIRST
Will you commute by train, bicycle, or on foot? Figure out the travel time you’re comfortable with, then narrow down the areas where you’ll search. This will help you view more suitable properties and save time.
💰 2. SET YOUR HOUSING BUDGET
Your monthly rent should be a fixed amount you can comfortably afford. Keep in mind that utility bills (electricity, gas, and water) are not included and will vary depending on your usage.
To reduce your initial costs, try to look for properties without a security deposit (Shikikin) or key money (Reikin). However, these fees are quite common in central areas. If you really like a property, don’t hesitate to negotiate—sometimes the landlord is willing to reduce or waive certain fees.
🏠 3. CHOOSE THE RIGHT TYPE OF HOME
Before you start searching, browse rental websites to see what kind of property fits your budget. If your expectations don’t match the market, consider adjusting your requirements or increasing your budget instead of spending time searching for something that’s rarely available.
🛒 4. CHECK THE SURROUNDING AMENITIES
If possible, choose a place within about 700 meters of a supermarket, convenience store, or your school. It will make your daily life much more convenient.
🛋️ 5. PAY ATTENTION TO THE FACILITIES AND LIVING ENVIRONMENT
Your home doesn’t need to be luxurious—it just needs to meet your basic needs. Furniture and decorations can always be improved later. What’s more important is that the neighborhood is clean, quiet, and comfortable.
☀️ 6. NATURAL LIGHT AND THE FEEL OF THE HOME
(This depends on personal preference.)
I personally prefer apartments with plenty of natural light and good ventilation. If you’re a woman living alone, I’d also recommend avoiding first-floor units for safety reasons. If you’re choosing a second-floor unit or higher, try to avoid apartments blocked by nearby buildings that make the space dark and stuffy.
