Japan’s rental system includes several fees that new residents often do not expect. Understanding these terms early helps you avoid surprise costs and makes the application process smoother.

Reikin（礼金）
A non refundable “key money” gift to the landlord. Mostly found in older buildings.

Shikikin（敷金）
Security deposit. Refunded after move out minus cleaning or repairs.

Kōshinryō（更新料）
Renewal fee charged every two years. Usually one month of rent.

Kyoeki hi / Kanri hi（共益費・管理費）
Management fees for building maintenance and shared areas.

Guarantor Company（保証会社）
Required when you do not have a Japanese guarantor. They screen your application and add a one time plus yearly fee.
