Honored to speak at the AIRE Nairobi Breakfast on "Bridging the Gap: The Next Steps for the Affordable Housing Sector."

Alongside a distinguished panel - Sherif Muhtaseb of IFC Global Housing Advisory Platform; Shiv Arora of Superior Homes Kenya; and Muhammad Mustapha Gambo, PhD of Shelter Afrique Development Bank - we tackled the urgent, topical question of how to scale affordable housing in Kenya.

Here is a summary of key points that I shared:

➤KMRC, as a source of subsidized end-user financing, is an important enabler of affordability. Though this funding is predominantly accessible by banks, as primary mortgage lenders, limiting its accessibility to lower-income and informal consumer segments given the conventional credit approval processes of banks. To truly scale, we need to expand access to concessionary funding beyond traditional mortgage lenders. Allowing non-bank financial institutions to access this capital as intermediaries of end-user financing of homeownership will significantly extend reach to under-served segments of the population that banks will struggle to effectively reach.

➤Tenant Purchase Schemes offer a powerful bridge between renting and owning. In a market where 92% of the population rent, innovative rent-to-own models with reaonable costs of funding and long-term payment schedules can materially enhance affordability, thereby deepening pe*******on of homeownership, while also fostering wealth creation, community building and improvement in the quality of life.

➤REITs provide tax-efficient, regulated structures that can unlock the capital markets to enable delivery and sustainability of large-scale afforable housing projects, with income generating real estate investment providing market-based returns, and with the underlying assets providing risk mitigation. REITs present a compelling asset class for pension funds seeking long-term yielding, diversified portfolio investments, particularly in the event that REITs are listed on reputable security exchanges, enabling liquidity and a viable path to exit.

While the incentives to stimulate development of afforable housing and the regulatory framework for establishment of REITs are attractive in Kenya, further improvements in the availability of concessionary financing, and in the development of innovative end-user financing models will unlock accelerated supply and enhanced accesiblity to affordable homeowership, presenting a transformative opportunity, and necessitating continued exploration by policy makers and industry players of iterative, enabling reforms.

Our CEO Paul Kavuma was featured on the BUSINESS DAILY AFRICA where he shares insights on the importance of Sustainable Asset Management in risk mitigation and social impact.

He says the recent climate shocks and vulnerabilities within the environment pose a great danger to real estate properties across the country. He adds that sustainable asset management within real estate offers practical solutions to such challenges. This can be achieved through the strategic designing of properties with climate resilience in mind.
