1️⃣ The Paperwork: Always ask for the original Title Deed and do a search at the lands office. If the owner says "We have a deal, just pay," say NO. ❌

2️⃣ The Access Road: Make sure there is a legal road leading to the plot. If you have to cross someone's farm to get in, you'll have trouble later.

3️⃣ Water & Power: Are the utility lines close? If not, building will cost you a lot more than you budgeted for.

4️⃣ Family Drama: If the land was inherited, make sure ALL family members agree to sell. One upset relative can take you to court for years. 🏛️

5️⃣ Rainy Season Check: Go see the land when it's raining! Does it turn into a swamp? Drainage is everything.
