House Hunting Tip 101

Before signing a rental agreement, check the electricity meter setup.

Many rental plots and apartments use Last Mile Connectivity (LMCP) prepaid meters. This can inflate your power costs even if you buy tokens directly from Kenya Power and Lighting Company (KPLC).

Under LMCP, households receive a subsidized connection fee of about KSh 15,000, issued as an interest-free Stima Loan. There is no upfront payment, but KPLC deducts 50% of every token purchase to repay the loan until it is cleared, often over 2–3 years.

If you buy KSh 100 in tokens, only KSh 50 goes toward actual units. The rest repays the landlord’s subsidized connection.

As a result, you pay the same price for tokens but receive fewer units compared to a standard meter with no loan deduction. Tenants effectively repay the landlord’s connection loan through electricity purchases.

How to test before choosing a house:

Buy a small token (e.g., KSh 100) via *977 #, M-Pesa (Paybill 888880), or the KPLC app using the meter number.

If you receive normal units (about 5–6+ units, depending on the tariff), it is likely a standard meter.

If you receive about half the expected units (around 2–3 or less), the meter is under LMCP with an active Stima Loan deduction.

Ask the landlord or agent whether the meter is under Last Mile Connectivity or has an outstanding Stima Loan. You can also dial *977 # and select “Manage Meter/Token” to check the details.

If the loan is active, factor it into your budget or request the landlord to clear it in full at a KPLC office.
