I have received several requests and interests to share about the idea "pay-rent-2-own" and how it works to enable small scale earners and savers to own their own land without necessarily paying cash... And mostly this is very expensive. A single plot of 50*100 in Nakuru with water road and electricity and ofcourse less than 100to town is expensive. Kenyans know this fact...

Now concerning owning your own land easily by paying monthly "rent2own", this is the approach we used. If interested you can be part of us or even you can start it by yourselves. We organised ourselves into a serious group (tukafukuza jokers and joyriders) which we registered as a company (you know a company has different status from a self help group) and approached One of the major saccos in Kenya called UNAITAS (Those of you who are in small self help groups might have heard about Unaitas and what they do).

We were tired of paying monthly rent yet our salaries and earning have always remained constant yet the landlords have always increased rent among other growing and expansive expenses and bills... so Unaitas told us that we raise only 10% of the total amount of money for the value of the property we wanted. We chose land. We saved for three months a tune of 1.5m which is 10% of the total amount of the land we needed. We identified land 7acres.

We did a search to ascertain that the land is genuine. We asked the owner for all documents. He produced. We got satsified. We went back to Unaitas and told the credit manager that we have identified land. Those of you who know how these banks operate, they have to conduct their own 'search" before they pay money to any assest which a client pursues. So they did it and were satsified as well. After the process, they wired the money direct to the owner of land and hence retained a joint title deed the ownership being Unaitas SACCO and our company. This land is then subdivided into pieces of 50*100 and given to members. We are able to determine which member is serious again by evaluating your consistency.

NOTE THE FOLLOWING:
1.The sacco has not given us any money.
2. The land ownership is described as joint because we are party to the transactions
3. Unaitas will change and surrender the ownership to our company after we have fully repaid their loan.
4. Members do not necessarily have to open individual accounts but one account for our company is enough. All contributions we make directly to that account... No handling of cash by any member. And by the way, by this message, I wish to state that never send any of us cash money. Some may impersonate what we are doing and start conmanship. Be careful my comrades....
4. Land is bought in large scale so as to make it cheaper as compared to purchasing of land in small plots of 50*100

Now this is how things flow.

1. A member gets his share of 50*100 after subdividing the acres ( i must mention that we engaged a land surveyor)
2. A member then immediately occupies this land with full 'rights of utility'. Here I mean, a member can use the land in which ever way he/she desires including but not limited to hotculture, crop planting, buildings, livestock or if such a member is fully loaded and is not in hurry to settle there he is not forced to relocate or utilize it provided he submits monthly rent (watu tumebarikiwa kwa njia mbalimbali)
3. A member pays a monthly rent of the plot to the account with an aim of reducing the loan given. I have seen some members paying in large amounts especially considering the fact that kuna miezi hakuna kazi na mingine baraka zinashuka kushuka
5. Normally monthly rent is below 10k.
6. A member who wants a temporary mabati house of 2bedroom can request for an additional 150k which is not given cash to such a member but in form of a standard house built by our partner. (We are in partnership with someone who builds these structures na tunamlipa kwa mpango) So this 150k is credited to your name hence may increase the monthly rent by some one or two thousands.
7. A member is to pay this rent for between 3-5years before getting your title deed hence fully owning your land
8. The group is based in Nakuru and we have not managed to spread to other towns in Kenya... This is the advantage. Ndio tumeanza and we are keen on doing what we are sure we can achieve. Unfortunately those from other regions and yet interested can be disadvantaged because this thing is working for those of us who have an interest to live in Nakuru. But I have seen some members in phase 1 who are from other towns like Nairobi Kisumu Kisii Nyamira Siaya etc... I guess they love Nakuru

8. We have land (phase 1) at a place called Sobea. It is 30bob from town just before Nakuru Teachers training college. The land is easily accessible. It is just 300m from Nakuru Eldoret Main Highway.
9. Because we are Kenyans, we decided to manage ourselves into phases. A phase is characterised by a project equivalent to 5acres which is to be subdivided into plots. A member can have more than one share (plot) provided such a member is able to pay "rent2own'" fee for those share in or on time.
