Land prices in informal settlements across counties such as Kiambu, Embu, Kirinyaga and Nyeri have risen sharply over the past years, with some areas recording increases of up to 1,200%, according to a Kenya News Agency (KNA) report.

The report notes that in parts of Kiambu, a 50x100 plot that cost about Ksh 1,000,000 in 2016 is now selling for as much as Ksh 13,000,000 in 2026, with the rise linked to improved infrastructure, issuance of title deeds and increased investor interest in previously low-income areas.

LAND CONTROL BOARD CONSENT.

The document shown is a Letter of Consent from the Land Control Board (LCB) issued under the Land Control Regulations (1968).

This is an official government approval allowing the sale, transfer or subdivision of agricultural land.

Without this consent, the transaction is legally invalid even if money has already exchanged hands.

Key details you’ll find inside:
• Names of the seller and buyer.
• Parcel (L.R.) number of the land.
• Location of the property.
• Nature of transaction (Sale / Transfer / Subdivision).
• Size of land being transferred.
• Date of approval.
• Official Land Control Board stamp & signature.
