Position:
Traben-Trarbach lies on the border between the Eifel and Hunsrück. The twin town
consists of two originally independent places on the right (Trarbach) and left
(Traben) of the Middle Moselle and is known for its wine production and thermal springs. The prosperous tourism in this region can also be felt from the neighboring Benelux countries (especially the Netherlands) and from France.
At the end of the 19th and into the 20th century, Traben-Trarbach experienced a golden age
of viticulture and wine trade and was then, after Bordeaux, the most important
wine trading center of the world. Many Art Nouveau buildings date from this period.
The holiday region benefits from the romantic landscape and its history. Directly next to the property is the 5-star hotel Moselschlösschen Spa & Resort, which is known throughout the region.
Traben-Trarbach has a well-stocked service sector as well as day care centers with full-day places and primary and secondary schools (grammar schools). The town is located about 40 km northeast of Trier and about 60 km southwest of Koblenz; about 20 km east of the A 1 and directly on the B 53. Hahn Airport is to the east and can be easily reached in 20 minutes. Frankfurt am Main Airport can be reached in just over an hour by car. Traben-Trarbach is the largest town on the Middle Moselle in terms of area and has recently become the most sought-after location in this region for investors.
Property description:
The Imperial Post Office with elements of the Tudor style from the Wilhelminian period architecture makes an extremely representative impression and, due to its location directly on the Moselle bridge, shapes the townscape of Traben-Trarbach.
The building was extensively renovated to a standard that would be unaffordable in a new build (wall thickness, ceiling height, etc.). The original charm of the Art Nouveau building was preserved as far as possible and combined with modern living comfort. The result was 9 spacious apartments, 5 holiday apartments, 4 office and commercial units with a wide range of possible uses. The vaulted ceiling on the Moselle level with a stylish entrance door made of old oak is also suitable for a bistro with outdoor seating directly on the Moselle.
The building permit, the certificate of completion and the declaration of division for 18 subdivided units for private and commercial use of the property are available (office space, shops, workshops, bistro with outdoor seating, storage, private living in open, spacious attic apartments with loggia in maisonette style). The floor plans have been changed so that the apartments have larger, representative living rooms.
Thanks to the extensive renovation work, the entire building is now in a more than new condition. The drainage systems were also renewed and the balconies were added later. The half-timbering was painstakingly reconstructed in accordance with the historical specifications and the roof, including the beam construction, was renewed and re-covered with natural slate in accordance with the requirements of the monument protection authority. The elevator system, which is located on the eastern gable wall next to the balconies and quickly reaches the respective floors, was built at great expense in accordance with the complex specifications of the lower and higher monument protection authority.
All installations have been renewed and centralized in a specially created technical room (water, sewage, electricity, telephone, WiFi, central control valves for the underfloor heating in all units, etc.). A new economical and environmentally friendly pellet heating system has been installed.
9 apartments have been completely renovated and are ready to move into (5 of these are furnished); for a further 6 units, buyers or future tenants of the respective units can still select the features such as floor coverings, bathroom ceramics and fittings as well as the manufacturer, type and color of the lighting keys and sockets. The apartments have spacious living and dining areas with balconies and spacious bedrooms, most with a view of the Moselle.

More residential units for sale
The annex to the north, which houses the 5 fully furnished holiday apartments, will be extended by 2 holiday maisonette apartments, each with a spacious balcony and a view of the Moselle. The apartments together have a living space of around 280 m²/usable space.
A separate building plot was separated off on the former parking area to the southeast. Plot size approx. 635 m². A new building is being constructed with 7 apartments on 4 levels; a total of approx. 680 m² living space/usable space. 2 apartments each with south-east terraces facing the Moselle will be built on 3 levels. A penthouse apartment is planned on the top level with a large roof terrace and a view of the Moselle. The shade and roof structure of the penthouse are ideal for the installation of a photovoltaic system.
The purchase prices of the newly constructed units are, depending on the location in the property, approx.
4,300 euros / m² to 4,900 euros / m². If you are interested, we can provide you with approved sections, drawings, etc.
Miscellaneous:
All of the work from the start of the renovation to its completion was recorded on a USB stick with hundreds of photos and is available. The individual sale of all units, the parking spaces and various basement rooms is now possible due to the newly adapted certificate of completion and declaration of division. The change of use from commercial to residential is unproblematic.
The production costs are reduced even further through the use of various subsidies (low-interest loans/repayment grants, heat pump subsidies and rental housing subsidies, etc.).
