the state has adopted various measures that will apply for 2024
and take effect retroactively from January 1.
For buyers of a new main residence 🏡
· Bëllegen Akt (per person): 40,000 (+€10,000)
· Tax deductibility of debt interest +33% permanently
· Exemption from capital gains tax on sale to the Housing Fund
For investors of rental property 🏬
· Bëllegen Akt (per person) €20,000 (+20.000€) -> Only for VEFA
· Increase in tax depreciation to 6% for 6 years -> Only for VEFA
· Tax rate on the capital gain reduced to 10% (after 2 years of rental)
· 90% exemption from taxation on net income in the case of social rental management of the property
