On home taxes This is my PERSONAL OPINION!!
Hypothetically…….. I’m being taxed on money I never made. Let that sink in.
If I bought my property outright for $60,000 in 2009
Now the county says it’s worth $246,000.
Did I sell it? No.
Did I make a profit? No.
Did I get a check for $246,000? No.
But my taxes jumped like I did.
That’s the problem.
This isn’t income.
This isn’t cash.
This is a number someone decided on paper — and now I’m being billed for it.
If my stock portfolio doubles, I don’t pay taxes until I sell.
If my income doesn’t increase, I don’t magically owe more income tax.
So why does owning a home work differently?
Why am I being taxed on unrealized gains?
A house isn’t just an investment — it’s where people live. And this system means you can do everything right, pay off your home, and still get squeezed harder every year because of a number you never turned into money.
You don’t truly own something if you can be taxed out of it.
This isn’t about “services” or “inflation.”
It’s about being charged for value you never received.
And people are starting to notice.

I posted earlier that Ocala is number 1 in the nation for growth so I feel giving some additional data may be helpful for anyone thinking of relocating to our area.

The following is a comparison from February 2025 to February 2026.

Closed Sales were up 13.4% and our pending listings are also up 9.6% this year over last year.

The inventory for this year over last year has increased a tad up 3.7% however, the inventory is 5.6 months (this means it would take 5.6 months to sell every single property if no other property was listed as of the end of February). As a point of reference, a 6 month inventory is historically considered a normal market.

Cash sales continue to flow with a minimal change of 193 in 2026 vs 196 in 2025.

Average Sales price did come down from $334,819 in 2025 to $305,685 in February 2026.

The number of days to sell a listing is at a respectable 81 days which is 22.7% higher in 2026 than 2025.

Overall the Ocala market remains strong and has moved to being a normal market. I prefer a normal market as this gives both buyers and sellers even playing ground when negotiating to buy and sell properties.

There are a lot of new homes being built in Ocala which as the inventory grows this will give buyers more options and it may cause a bit of a buyers' market but I wouldn't want to bet on it.

PSA TO ALL HOME BUYERS:
On August 17th a Realtor CAN NOT show you a home unless you have signed an agreement with them.

Starting August 17th a Realtor will not be able to tour a home without you first signing that agreement. This will be non negotiable for any real estate agent with a Realtor designation (one who agrees in advance to abide by the Code of Ethics). The form between buyer and Realtor is a Buyers Representation Agreement. That agreement is basically your contract between you and that REALTOR saying you will be hiring them to purchase a home and agree to the roles, duties and responsibilities owed to you by your agent and your duties to your agent.

Interviewing and coming to an agreement with the agent of your choice is an important decision and not one that should be forced upon you. Interview, and choose wisely. The good news is that together, we get to decide when our agreement expires.

These agreements have been around for a long time. Agreements are and always have been negotiated, just like compensation.

Remember, interview your REALTOR, get referrals from your friends, and make your decision. Purchasing a home is a HUGE step! You’ll want someone that will look out for your best interest, someone that knows the local market well, someone that understands the contracts and addenda, someone that can explain your contractual deadlines and someone that will answer your call or text!
