WATER UNDER THE KITCHEN SINK AGAIN? THE TAP IS RARELY THE PROBLEM - THE WASTE AND TRAP USUALLY ARE

Recently completed in an office building in Mauritius: a leaking kitchen sink on one floor and a clogged sewerage pipe serving the toilets on another. Two of the most common plumbing calls we get, and two jobs where the quick fix rarely lasts.

WHY SINKS LEAK UNDERNEATH
- Old waste fittings: the plastic nut and washer under the bowl harden and crack with age and hot water.
- Mismatched parts: a trap patched together from different sizes and sealed with tape or silicone.
- No support: a loose waste pipe gets knocked every time the cupboard is used, and the joints open.

WHAT FAILS
Silicone or tape around a dripping joint. It holds for a week, then the water finds its way out again - straight into the cupboard base, which swells and rots long before anyone notices.

THE LASTING FIX - WHAT WE DID
1. Traced the leak to the sink waste and trap connection.
2. Removed the old fittings and fitted a new waste outlet, PVC trap and elbow, correctly sized and aligned.
3. Tested under full flow with the tap running - no drip at any joint (see the video).
4. On the other floor: cleared the clogged sewerage pipe serving the toilets and restored normal flow.

A slow drip under a sink or a toilet that keeps blocking is not just an inconvenience in an office - it damages joinery, floors and the ceiling of the floor below.

FEATURE WALL PANELS LIFTING, BOWING OR SHOWING GAPS? LOOK AT THE WALL BEHIND THEM

Fluted slats and marble-effect panels transform a living room or a reception in a day. When they start to bow, open at the joints or come away at one corner a few months later, the panel is rarely the problem.

What is usually happening behind it:
- Damp in the wall. Many Mauritian walls hold moisture, especially ground-floor and external walls after the rainy season. Panels glued straight onto them swell and push off.
- An uneven surface. Glue on an out-of-level wall leaves hollow spots that flex every time the room heats and cools.
- No room to move. Panels butted tight against the ceiling, floor or each other have nowhere to go when they expand.

What a lasting installation looks like:
Check the wall for moisture first and treat it if needed. Fix a straight, levelled batten frame so the panels never touch a damp or crooked surface. Let the panels settle in the room before fitting. Leave expansion gaps and close them with proper trims, and plan the cables and sockets before the first slat goes up.

HOLLOW OR CRACKED FLOOR TILES? WHY LAYING NEW TILES ON TOP USUALLY FAILS

Tap a tile with a coin. A dull, hollow sound means it has lost its bond with what lies underneath. In Mauritian homes and offices the usual causes are:
- damp rising through the slab or coming in from a wet wall
- movement in the screed or the structure, often with no movement joints
- tiles laid on dabs of adhesive instead of a full bed

Tiling over the old floor hides the problem for a season. The damp or the movement is still there, the new tiles sit on a weak layer, and they crack and lift again - with twice the thickness to break out next time.

The lasting repair, in order:
1. Strip back to sound masonry or slab - as on this BFC job
2. Find and cure the cause before anything goes back
3. Re-level the screed, waterproof the wet zones (bathrooms, balconies, kitchens), keep movement joints, and tile on a full bed of adhesive

AMENAGEMENT EXTERIEUR A MAURICE : UN JARDIN SE JOUE AVANT LA PREMIERE PLANTE

Premiere image : une vraie photo d'un de nos chantiers, terre vegetale posee le long d'une terrasse en bois. Deuxieme image : le meme espace tel qu'il pourrait etre dans un an. Celle-ci est un rendu genere par IA a partir de notre photo - ce n'est pas la photo d'un jardin termine.

Entre les deux, quatre choses decident si les plantations tiennent ou meurent des le premier ete :

1. La terre. Une vraie couche de terre vegetale, 20 a 30 cm. Planter dans le remblai de chantier (cailloux, restes de ciment, sable), c'est un gazon jaune en decembre.
2. L'eau qui doit partir. Une pente, une bande de gravier au pied des terrasses et des murs, et un point de sortie. Sans ca, les grosses pluies de fevrier noient les racines et ramenent la boue sur le deck.
3. L'arrosage et l'eclairage. Tuyaux et cables se posent avant le gazon. Apres, il faut tout recreuser.
4. Les bonnes plantes. Vent, sel, soleil de l'ouest : on choisit des especes qui supportent le site, pas celles de la brochure.

TIMBER DECKING IN MAURITIUS: WHY MOST DECKS GO GREY, CUP AND SPLIT WITHIN THREE YEARS

A timber deck in Mauritius lives a harder life than the one in the catalogue. UV all year round, salt air within a few kilometres of the coast, and summer rain that soaks the boards in the morning and bakes them dry by the afternoon. Most deck problems come down to five decisions made - or skipped - before the first board goes down:

1. The species. Only dense hardwoods rated for exterior use cope with our climate without constant work. Cheap softwood rarely sees its fifth year.
2. The frame. Joists laid flat on a slab stay wet, and the frame rots long before the boards show it. It needs an air gap underneath and a fall so water leaves.
3. The fixings. Near the coast, anything other than stainless steel rusts, stains the timber black and loosens within a couple of seasons.
4. The gaps. Boards swell in the rainy season and shrink again in the dry months. Laid tight, they cup. Laid with an even gap, they breathe.
5. The first oil. New hardwood should be oiled in its first months, then once a year. The silver-grey colour is harmless; bare timber drying out and splitting is not.

AIR CONDITIONING AND MEP MAINTENANCE: WHY A SPLIT UNIT STOPS COOLING

In Mauritius an air conditioner rarely fails all at once. It loses performance for one of four reasons, and three of them are maintenance rather than breakdown.

1. Dirty filters and coils. Dust, pollen and salt-laden air coat the evaporator and the condenser. Airflow drops, the compressor runs longer, the room never reaches the set temperature and the electricity bill climbs.

2. Low refrigerant charge. If a unit cooled well for a year and then slowly stopped, there is usually a small leak at a flare joint or along the interconnecting pipework. Topping up the gas without tracing the leak fixes nothing for long.

3. A blocked condensate drain. Water backs up, the safety switch trips and the unit cuts out. The electronics get the blame when the cause is a small drain pipe full of slime.

4. No schedule on the rooftop plant. Ducted units, ventilation fans, air handling units and pumps stay forgotten until a tenant complains. Planned servicing with a written report keeps them predictable.

WHEN THE RECEPTION DESK IS THE BOOKING SYSTEM

In a lot of shared buildings, the meeting room diary is a person. Someone calls or walks up to the desk, the receptionist checks a paper book or a shared calendar, writes a name in, and the room is booked. It works until the receptionist is on leave, until two tenants ask for the same slot within a minute of each other, or until somebody needs to know who used the boardroom last month and for how long.

What a booking system changes:

- Availability is visible to everyone, so nobody has to ask.
- Tenants and staff book their own slots and see what is already taken.

ELECTRICAL WORKS: FOUR SIGNS YOUR DISTRIBUTION BOARD NEEDS ATTENTION

Most electrical problems in a house, a shop or an office announce themselves long before anything fails. These are the four we are called out to most often.

1. The same breaker keeps tripping. A breaker that trips once is doing its job. A breaker that trips on the same circuit every week is telling you that circuit is overloaded or has a fault in it. Resetting it again is not a repair.

2. Switch plates, sockets or the board itself feel warm. Warmth means resistance, and resistance at a connection means a loose terminal or an undersized cable. This is the one that starts fires.

3. Lights dim when a pump, a compressor or an air conditioner starts. That is voltage drop on starting current, usually down to the supply cable, the board arrangement or how the load is spread across the phases.

4. No labels and no test record. If nobody can say which breaker isolates which room, an emergency becomes dangerous, and a landlord or a syndic has nothing to show anyone.

What a proper job looks like: the installation is tested, circuits are identified and labelled, faults are traced rather than guessed at, and you are left with a written record you can keep.

JOB COMPLETED: TREE ROOTS LIFTING A DRIVEWAY AND JAMMING THE ENTRANCE GATE

Two tree roots had spread under the tarmac of a residential driveway, one running towards the house and one towards the entrance gate. The surface had lifted, the gate no longer closed freely, and a fallen branch had broken part of a concrete section.

What our team did:
- Saw-cut and broke out the tarmac and concrete along both root lines
- Excavated and exposed the roots, cut both at their point of origin at the tree base, and applied a systemic root-killing treatment to the cut faces
- Supplied and laid hardcore, backfilled and mechanically compacted the trenches
- Reinstated the tarmac to match the existing surface and levels, restoring clearance so the gate closes freely
- Repaired and made good the concrete section damaged by the branch
- Carted away all broken tarmac, concrete, root material and site debris

Why cut at the base and not just where the bump is? A root trimmed only under the lifted patch keeps growing and the bump comes back within a season or two. Cutting at origin and treating the cut face stops regrowth under the new surface.
