🔍 What exactly is a Fideicomiso?

It's a trust agreement between you and a Mexican bank (the trustee). The bank holds the title to the property on your behalf, while you retain all the rights of an owner — you can use it, rent it, renovate it, sell it, or pass it on to your heirs. Think of it like a holding company, but simpler.

The trust is authorized by Mexico's Foreign Affairs Ministry and is 100% legal, transparent, and widely used.

📋 The Process — Step by Step

1 Choose your property & make an offer - Once accepted, a real estate attorney (notario público) is engaged.

2 Select a Mexican bank as trustee (your closing attorney can help you choose the best trustee bank) - Major banks like HSBC, Santander, Scotiabank, and BBVA all offer fideicomiso services.

3 Apply for the trust permit - The bank applies to Mexico's Foreign Affairs Ministry (SRE) for authorization — typically takes 2–4 weeks.

4 Sign closing documents -The notario público oversees signing of all documents and registers the trust with the Public Registry.

5 You're a property owner! - The trust is set up for an initial 50-year term — and is fully renewable.
