Hi all - Jeff emailed me about turning over the management of Los Milagros to me. He told me he thought the time had come for him and Audrey to step aside and that I was more capable of the management than he was from long distance. He suggested a target date of May 1st for the turnover. I'm willing to take it on immediately with your support.

It helps that the common area taxes are current, the water is transferred to David's name, the electric work is done and we are no longer dependent on the house.

It will help with the house tenant issues to have someone more available and talking to the owner, although deciding who owns the house is going to be a problem.

What do you all think?

Subject: $500 bill from electric contractor

We heard from Javier that the electric conversion was completed. We also heard from him that the contractor said that they needed to do some additional work and they presented a bill for an additional approximately $500. A copy is attached. We were not told about this in advance.

We don't know any more than this at the moment, and plan to ask for more info about what was done and how the work got approved. Javier said he would be sending pictures.

We will keep everyone posted.
