Just nak share sikit, pasal ramai pembeli rumah tanya saya pasal kos beli rumah sub-sale ni.

1. Deposit - Biasanye 10% dari harga rumah. Kalau owner baik hati, boleh dapat kurang bayaran deposit. Jadi sebagai pembeli rumah kena ada cash jugak utk beli rumah ni.

2. Kos peguam / legal fees - minimum 1% . Lagi tinggi harga rumah lagi banyak le kena bayar ye.

3, Kos Duti Stem Perjanjian Pinjaman (Loan Agreement) - 0.5% dari jumlah pinjaman. Biasanya kalau kelayakkan pinjaman cukup, boleh masukkan dalam loan.

4. Kos Duti Stem (pindah milik) Perjanjian Jual Beli - 1% ke 4% bergantung kepada harga jualan / nilai pasaran

5. Kos Penilaian (Valuation) - Valuer akan datang rumah yang nak dibeli tu utk buat valution - Dalam 1k ke 2k je

6. Insurance Perumahan - MRTT/ MRTA atau MLTT/MLTA. Ni ada beberapa faktor lain yang pihak insurance akan tengok contoh umur, berapa lama pinjaman, jumlah pinjaman. Biasanye akan masuk dalam loan.

Jadi kalau nak beli rumah subsale ni seeloknya ada cash 15% dari harga rumah yang nak dibeli. Kalau tak cukup 15%, inshaAllah kita cuba bantu juga tuan/puan utk miliki rumah idaman tu.
