Wow! What an amazing July! 👏👏

In July alone, 36 of our team members in Sabah achieved 5-digit monthly income! 🎉

Together with the Top 10, that makes a total of 46 people achieving outstanding results this month! 💪

Some may say the market is not doing well.

But the truth is, property transactions are still happening.
Sales are still moving, and rental transactions are still taking place.

Grateful for the company’s digital system that makes our work so much easier! 💻🏠

Yesterday, I brought the client for a viewing.

Today, after just one phone call, the client decided to rent the house.

This afternoon, we met at the property again. The tenant completed the rental payment, and I was able to prepare the documents right there on the spot.

So there I was, sitting inside the house with my laptop, taking the tenant’s IC details and preparing the documents.

The best part?
Our company system allows us to send the documents directly to the client for E-Signing. ✍️

Everything was completed smoothly, and I could hand over the keys directly to the tenant. 🔑

No need to rush back to the office.
A lot of things can be done right there at the property.

This is why I always remind my new agents:

Once you receive a listing, make sure you expose it.
Advertise it. Promote it. Get it seen!

Because:

📢 More exposure → More enquiries
📞 More enquiries → More viewings
🏠 More viewings → More opportunities to close

🏢 Rented Successfully | KK Times Square Office

Another successful rental deal completed! ✅

This office unit had several groups of interested tenants viewing the place. Some even came back for a second viewing.

After several discussions and rental negotiations, we finally found the right tenant and both parties agreed on the terms.

Once the rental was confirmed, the tenant immediately paid the deposit and arranged to complete the payment and collect the keys the next day.

I immediately prepared the tenancy agreement to avoid any delay.

Thankfully, the landlord who is based in West Malaysia was very supportive and cooperative. The agreement was reviewed and completed through e-signing promptly.

After receiving the signed agreement, I arranged the meeting with the tenant for signing and successfully completed the key handover.

⏰ Within 24 hours, everything was completed smoothly.

Thank you to both landlord and tenant for your trust and cooperation.

又一次，在计划中的时间，顺利完成了这次的 Buyer Journey Process Training。😊

房地产行业，表面上看起来只是带客户看房、谈价格、完成成交。

但其实，每一宗交易的背后，都有一个完整的流程，需要知识、沟通以及不同单位之间的配合。

今天的课程，我们一起把 Buyer Journey Process 从头到尾重新整理了一遍。

从取得 Listing 开始：

🏡 如何与屋主沟通及了解需求
📸 如何准备物业照片、影片及进行市场推广
👥 如何处理买家咨询、安排 Viewing
💬 如何进行价格沟通与协商，直到完成 Booking

接着，我们也一起了解成交后的重要流程：

✔ 买卖双方需要签署哪些文件
✔ 为什么 SPA 会有 3 + 1 的完成期限
✔ 什么情况下需要向土地局申请 Consent
✔ 买方银行与卖方银行之间需要配合哪些文件
✔ 为什么部分物业需要缴付发展商 Administration Fee
✔ 为什么卖方需要办理 RPGT Tax Clearance
✔ 律师、银行、发展商以及房地产中介之间如何协调，直到顺利完成交易

作为房地产中介，我们未必需要成为律师或银行专业人士。

但是，了解整个交易流程，才能在客户有疑问时给予正确的方向，也能在每一个阶段做好跟进与协调，为客户提供更安心的服务。

今天的课程，也特别邀请了两位刚完成 Auction Property 成交的新同事，与大家分享她们第一次接触拍卖项目的经验。

从了解 Auction 流程、到 Auction House 的经历，以及整个成交过程，她们都分享了自己的实战体验。

拍卖市场对于许多房地产中介来说，仍然是一个比较少接触的领域。因此，这次的分享也让大家从不同角度认识房地产市场中的另一个机会。
