Tapi bila masuk rumah strata, ada 2 kos yang selalu orang tak kira betul-betul: maintenance fee dan sinking fund.

Maintenance fee ni untuk kos harian:

– Cleaning
– Lift maintenance
– Kawasan common area

Sinking fund p**a untuk kerja besar:
– Repair struktur
– Cat semula
– Upgrade facilities
– Maintenance besar yang jarang berlaku

Masalah biasa yang jadi:
Ramai ingat ini satu benda yang sama.

Bila dah masuk bulan pertama bayar, baru sedar total commitment lagi tinggi dari jangkaan.

Ramai orang bayar lebih mahal sebab satu benda ni masa beli rumah strata.

Bila masuk fasa pindahmilik strata (Perfection of Transfer), ada satu perkara penting yang ramai terlepas pandang.

Kalau guna lawyer yang sama semasa SPA dulu, biasanya boleh dapat diskaun sehingga 75% berdasarkan scale fee.

Tapi kalau tukar kepada lawyer lain, diskaun biasanya sekitar 50% sahaja.

Bezanya boleh jadi besar dari segi jumlah keseluruhan kos guaman.

Sebab itu dalam banyak kes, lawyer asal lebih menjimatkan untuk urusan seterusnya seperti pindahmilik strata, bergantung kepada quotation yang diberi.

Sebelum proceed, elok semak:
- Breakdown kos guaman
- Bandingkan quotation
- Tanya sama ada lawyer SPA boleh teruskan urusan strata transfer

Nak sewa rumah tanpa ejen,
tiba-tiba “owner” minta bayar deposit dulu…

Masalahnya, tak dapat nak pastikan dia betul owner atau scammer.😅

Sekarang ni memang ramai kes macam ni.
Nampak legit, gambar cantik, harga menarik… tapi bila dah transfer deposit, terus hilang.

So macam mana nak elak?

Simple je sebelum bayar apa-apa:
✅ Minta tengok IC owner
✅ Check nama dalam geran / SPA
✅ Bandingkan dengan cukai taksiran (assessment)

Kalau nama tak sama — RED FLAG 🚩

Extra tips (penting):
Jangan transfer duit sebelum tengok rumah.

Kalau boleh, deal dengan ejen berdaftar.

Jangan terlalu teruja dengan harga murah.

Realitinya, nak jimat tak guna ejen memang boleh… tapi kalau tersalah langkah, boleh hilang ribuan ringgit.😓
