The majority of minor defects were detected at the time of our inspection. Examples of defects inspected are stains possibly caused by acid during floor cleaning, very poor tile jointing across the entire living room, cracked and hollow tile at the balcony, poor alignment of the bathroom door (gap more than tolerance), visible gap on top hung window when closed, missing rubber gasket on window panel on most of the windows if not all, misaligned water closet and misaligned top hung window.

It is a common practice to clean floor tiles with acid-based liquid detergent/ solution during the final stages of the construction before vacant possession but if it is not handled correctly, the stains caused by it cannot be removed easily. Worst still, it will result in permanent damage to the floor tiles.

The majority of minor defects were detected at the time of our inspection. Examples of defects inspected are a crack on the entrance wall, rusted/ oxidised balcony handrail, faulty window lockset, poor workmanship on the basin outlet pipe, poor alignment of switch point and leaking from window casing damage to wall and timber flooring

Water leakage due to whether the window left open or seepage from window seals are is often not major and can be rectified easily if found out early. Due to it being left unattended and water continuing to seep in, it can damage the finishing of the wall and worst still, the timber floor is damaged in the case of this unit that we have inspected.

Examples of defects inspected are visible gap on kitchen cabinet doors, misaligned bottom part of kitchen cabinet, water leaking marks on master bedroom, pinholes & rough wall surface, poor finishing between wall and door frame, stains on external part of window glass panel and water leaking on basin outlet at bathroom.

External stains on window glass panels are difficult to clean especially when it is on a fixed glass as shown in the photo. Definitely something not to be ignored and make sure to highlight this defect to the developer.

There were a major water leaking issue detected at the time of our inspection. Examples of defects inspected are floor trap outlet misaligned, hairline cracks on car porch roof slab, water mark on car porch ceiling soffit, leaking found along with crack line in both internal kitchen area and external wall, poor workmanship on tiling works at shower drop area and horizontal hairline crack at master bedroom.

On a mere visual inspection, it may seem like a normal crack line. As we were investigating closely into it, the watermarks are visible from the crack line at both kitchen and external wall.
