I face this almost daily. Clients will say, "Hey Fifi, I saw one way cheaper than what you are selling."
I ask them to share the links with me, and sure enough, it is a bogus advertisement. We call it a phishing ad.
What is a "Phishing" Advertisement, you ask?
A "phishing" advertisement is a misleading promotional tactic designed to entice potential buyers with offers that seem too good to be true.
The goal is to create excitement and prompt immediate action, typically by calling the advertiser.
Phishing is a technique used by cybercriminals to steal sensitive information such as personal details, bank account data, credit card details etc. In many cases, phishing is used simply to spread malware rather than directly solicit user action.
For example, an ad might feature a newly built landed property in prime areas like Bangsar or Damansara for an incredibly low price, such as RM 500,000. The advertisement will showcase attractive images of the property, making it appear like a fantastic deal.
However, when you contact the advertiser, you discover that the property is no longer available, and they redirect you to another location, often less desirable or an hour's drive away from where you initially thought you were calling for.
How to Spot a "Phishing" Advertisement?
1. Unbelievable Offers - Be wary of prices significantly lower than the market average, especially in prime locations. When you have been scouting for a while, if you see something that is too good to be true, it often is.
2. Switch and Bait Tactics - If the advertised property is suddenly "unavailable" and you're offered a different property in a less desirable area, it's a red flag.
What You Can Do to avoid falling victims?
Always verify the source. Check the legitimacy of the advertiser. Look for reviews, ratings, and credentials.
