E.A.S.T© is founded by two budding Malaysian lawyers, Serene Tan Sze Lyn and Brendon Chia Ban Moon, which was established on 27th June, 2021.

Everything About Strata Title© (E.A.S.T) is a legal site run by 2 lawyers aiming at educating our readers with info and knowledge about strata titles and management of strata properties in simple terms, which are available in English, Chinese and Malay. High-rise developments such as condominiums and serviced apartments are mushrooming up all over Malaysia especially in the Klang Valley and is now

beginning to garner more attention in Penang and Johor Bahru. Living in an era where skyscrapers are commonly associated with comfort and luxury, they are inevitably the ideal choice for potential homebuyers, especially first time home buyers. Our primary goal at E.A.S.T is to educate individuals or organisations who own or who are keen to own properties under strata titles. Instead of spending hours taxing through the complexity of the law to understand your rights as a strata owner, we pledged to share information and legal knowledge about strata titles and the management of strata properties in simple terms with reader-friendly infographics in 3 languages, i.e. English, Chinese and Malay. We hope that our readers, regardless of their language barriers, will be able to gain knowledge of their rights through this platform. This site is run by the founders purely on a collaborative basis with no direct or indirect affiliation with their respective law firms. Currently, E.A.S.T is only available on Facebook and Instagram.

About the Authors:

SERENE TAN SZE LYN is a corporate and conveyancing lawyer. Aside from facilitating homebuyers in their sale and purchase transactions, she has vast experience in drafting and reviewing commercial and business contracts for individuals and corporate clients ranging from sale and purchase agreement, tenancy or lease agreement, friendly loan agreement, shareholders and share sale agreement, joint venture agreement, service agreement, trust deeds and others. She works closely with property developers, government bodies and financial institutions on a daily basis to acquire the latest procedural requirements and legal developments and thus, provides the best solution to her clients on various legal issues. Do you know that the Strata Management Act 2013 allows the Management Corporation to claim for the outstanding maintenance and service charges from either the previous strata owner or the new strata owner? Therefore, just because you are the new owner, it does not mean that you could disregard or be discharged from the outstanding debts owed by the previous owner. This is an important aspect to be observed if you are contemplating purchasing a subsale strata property, especially if the said outstanding debts are high.
