很多人以为，把房子交给 property management，就等于轻松。

但现实是——你只是把问题，换一个地方发生。

半夜 message 还是要回，清洁还是不稳定，
客诉还是会来，费用还是看不清。

你以为你 outsource 了，
其实你只是 outsource 了“责任”，
但没有 outsource “结果”。

最严重的“坏处”，
从来不是房子不赚钱。

而是——
没有人真的帮你好好管理。

一间房子，
不是靠平台赚钱，
是靠人。

今天在 Pudu Skyline拿钥匙，走一圈，看基础。

新屋第一件事!
检查屋子！门窗、墙面、水、电、冷气位。
这些不难，但要有人真的去看。

我们做了 6 年，
从新屋交接到出租、短租运营，
看过很多“第一眼就知道后面会很麻烦”的单位。

以今天这间来说，
整体 condition 不错，
基础过关，后面才有优化空间。

下一步会把完整检查清单整理出来，
该跟 developer 的，
该现场处理的，一项一项分清楚。

我负责日常管理。

每一笔入住、

每一次评价，

很多屋主跟我说：

我懂的。
刚拿到钥匙，脑袋很乱，
装修、预算、管理、风险，
每一个都让人犹豫。

但我还是会提醒一句：
房子空着，不会等你准备好。

空一天，是一天没有收入。
空一个月，是少了好几千。

不是你不努力，
只是这类房子，
越早开始，越容易赚钱。

所以我做的，不是催你。
而是：
✔ 帮你 check 好屋况
✔ 把流程理顺
✔ 让房子在对的时间上线

房子不需要你操心，
它只需要有人照顾。

慢没关系，
只是别让资产，

有些屋主，只做了一件事：
👉 把钥匙交给我。

这一间，是 KL 新交房的公寓单位。

屋主没有拍照、
没有找工人、
没有去追 developer，
甚至——没有来现场。

我们拿到钥匙后的第一件事，不是装修，
而是 check defect。

🚿 水压
🚪 门锁 alignment
💡 灯 flicker
🧱 墙面小裂
🪠 排水问题

这些如果不上线前处理好，
客人一定 complain，
评分一定掉，
最后受伤的是屋主。

所以我们先帮屋主
✔ 整理 defect list
✔ 回报 developer
✔ 能修的当场修
✔ 接着才一手包办装修、布置、拍照、上线

屋主做的事只有一件：
等每个月的statement。

交钥匙，是把房子交给
会替你顾、替你想、替你守的人。
