这次拿 Jengka 两个商业区来做一个实际分析：

📍 Econsave Jengka 区
📍 TARBP 商业区
很多人在找店铺的时候，第一个问题都是：

👉「哪里的人比较多？」

但其实，
人多 ≠ 生意一定好！

我这次特别想分享两个很重要的概念：

① 人潮性质不同 🚶‍♂️🚗
Econsave 区比较偏向 “目的型人潮”。

顾客是有明确目的来的——
买日常用品、采购东西，买完就离开。

----

而 TARBP 的人潮来源比较多元：
经过、上下班、买东西、吃饭、喝咖啡、去便利店、加油等等……
所以它属于比较明显的：
「流动 + 目的型人潮」

------

② Commercial Cluster Effect
商业集群效应 🏪🏪🏪

这个很多找店的人反而没有注意到。
一个地方如果只有一家大商家带人潮，当然不错。

但是如果附近有：

FamilyMart、99 Speedmart、ZUS Coffee、餐饮、服务业，再加上 Petronas、Shell……

不同商家就会带来不同类型的人流。
人来了，不一定只去一家店。
这就是所谓的：
Spillover Traffic｜人潮外溢

👉 A店带来的人，可能成为B店的顾客

👉 B店的人，也可能顺便去C店

👉 商家越多，整个商业区越有机会形成循环人流

所以选店铺，真的不是只看：

❌ 租金便不便宜
❌ 有没有人经过
❌ 店铺漂不漂亮

更重要的是看：

✅ 人为什么来到这里？
✅ 他们会停留多久？
✅ 附近还有什么商家？
✅ 这些商家能不能互相带客？
✅ 未来这个商业区会不会越来越成熟？.

这才是真正的 Location Analysis 📍
当然，每一种生意需要的人潮都不一样。

所以不要问： 「哪里人最多？」
应该问：「哪一种人潮，最适合我的生意？」

选对位置，真的可以让做生意容易很多。
