A client came to me with three warehouses shortlisted. He’d spent two weekends doing viewings, had a favourite, and was ready to move.

I asked him one question: what’s your floor loading requirement?

He didn’t know. Neither did the agent who’d been showing him around.

Turns out his preferred unit couldn’t handle the weight of his racking system. Full stop. The whole viewing process had to restart.

This happens more than it should. Buyers focus on what’s easy to compare... price, size, location. The brochure gives you all of that. What it doesn’t give you is whether the building can actually support your operation.

Before you book a single viewing, you need to know what you’re looking for beyond square footage. Power supply. Column spacing. Loading bay height. Lease flexibility. Growth headroom. These aren’t extras. They’re the decision.

The property side of a warehouse purchase takes days. The operational side, if you get it wrong, costs you years.
