Yes, you can - as long as you have no PTPTN arrears.

Banks will check your Perbadanan Tabung Pendidikan Tinggi Nasional (PTPTN) record in CCRIS and calculate your DSR. What matters most is your payment discipline, not the loan itself.

If you consistently pay on time for 6–12 months, your approval chances are higher.

Example:
Salary: RM3,000
PTPTN: RM150/month

If you pay on time, you can still qualify - even with a lower salary.
But if you have arrears, your housing loan may be rejected.

Conclusion:
Having PTPTN is not the problem.
Poor repayment record is.

Ya, boleh jadi untung sebab ada kelebihan dari segi masa. Tempoh pinjaman lebih panjang, ansuran lebih rendah, dan nilai rumah berpotensi naik.

Contohnya, beli RM300,000, 10 tahun kemudian boleh jadi RM500,000 — walaupun masih bayar loan, nilai aset sudah meningkat.

Tapi kalau beli melebihi kemampuan sampai bebankan kewangan, ia bukan lagi untung.

Kesimpulannya: Untung bukan sebab umur, tapi sebab beli pada masa dan kemampuan yang betul.
