Leasehold land in Sarawak expiring soon? Don’t sleep on this one.
In Sarawak, land lease renewal can usually be applied before the lease expires. The main conditions: the land must not be required for government development, and the usage must follow the title condition.
For residential lots, the renewal premium is currently listed as:
Terrace: RM1,000
Semi-D: RM3,000
Detached: RM6,000
For commercial shophouses:
Primary towns like Miri/Kuching/Sibu/Bintulu: RM40,000
Secondary towns: RM20,000
Rural towns: RM10,000
For commercial land other than shophouse and industrial land, the premium is percentage-based: 40% for town land, 35% for suburban land, and 25% for country land. Exact amount still depends on the land category and official assessment.
Want 99 years? Some residential and commercial shophouse renewals may be subject to an extra 30% premium.
Processing time? As a rough guide, normal cases may take around 2 weeks for review, then renewed title within about 3 months after premium payment. Special cases can take longer.
