Before committing to a purchase, make sure these key documents are in order to protect yourself and your investment:

✅ 1. Title Deed
Confirms ownership, land size, and tenure (freehold or leasehold).

✅ 2. Quit Rent & Assessment Receipts
Ensures payments to authorities are up to date.

✅ 3. Certificate of Fitness (CF) / CCC
For older houses, the CF may not always be available. In such cases, buyers can obtain a site plan from JUPEM for land verification.

✅ 4. Approved Building Plans
Important if the house has extensions or renovations.

✨ Always have a lawyer review the documents before making any payment.
