This is why Penang is 1 of the best state to invest in commercial suites that are used for short term rental investments. Not only all the property with residential title are banned from short term rentals, the commercial suites will be managed by highly profiled operators. This means that the short term rental industry is well maintained and it's not oversaturated with supplies, hence the landlords will yield a good amount of rental income every month.

Other states like KL and Selangor is currently saturated with short term rental properties because no regulations are made. This in turn has made the daily rental prices hard to be controlled and highly competitive due to the over-supply. The consumers are also getting risked to rent with irresponsible operators which could possibly ruin Malaysia's tourism image.

PETALING JAYA: The Federal Government should learn from the Penang government which has banned short-term rentals in the state, thus helping the state’s hotel industry to survive, says Malaysia Budget & Business Hotel Association (MyBHA) president Dr Sri Ganesh Michiel.
