Good Morning people! a little bit of info on what is Bumiputera Lot actually is??

Bumi Lots are open for sale or lease only to Bumiputera. Bumiputera is inclusive of Malays, Sabahan and Sarawakians, and also non-Malay Muslims.

This property type exists in every new development where a certain percentage of the development has to be allocated to Bumiputera. For example, within the Klang Valley every new development must allocate 30% of its units as Bumi Lots.

Changing the land title of a Bumi Lot to a non-Bumi lot requires much time; counted in years; and procedures in order to obtain consent from the government. In many cases, most requests are also rejected.

Bumi Lots are also the least considered property type among investors, as their market is limited and its price appreciation is considered to be the slowest among all 3 land title types.

A little bit of info on what is Freehold?
When a plot of land is disposed of by the authority to an individual indefinitely, it becomes freehold.
This is seen when developers purchase land to build freehold bungalows, private housing, and condominiums.
Should the owner wish to transfer ownership, there are much fewer and less stringent limitations as compared to leasehold property owners.
The owner has unlimited rights to subdivide and allocate the land but is still subjected to town planning controls.
The owner also has some means to use the land for public works. The State cannot claim the land from the owner if no development takes place.

Sedikit perkongsian “Kalau nak guna duit KWSP untuk beli rumah, apa syaratnya?”

1. Umur anda mesti belum masuk 55 tahun, dan kena ada at least RM500 dalam Akaun 2 tu.
2. Pengeluaran KWSP untuk perumahan hanya boleh buat untuk rumah pertama dan kedua saja, yang ketiga tak boleh ye.
3. Pastikan nama anda dah tak ada atas rumah pertama tadi, baru lah boleh apply untuk rumah kedua.
4. Anda boleh apply untuk kebanyakkan jenis rumah kediaman seperti banglo, teres, berkembar, apartment, kondominium, studio apartment, service apartment, townhouse, SOHO, atau rumah kedai dengan unit kediaman. Ada title kediaman boleh ja apply.
5. Anda boleh apply sebanyak 10% dari amount loan untuk bayar downpayment dari account no 2.
