BUYING PROPERTY FROM A WIDOW CAN RUIN YOU

This is one mistake people make with confidence and regret later.

Marriage does not automatically give a wife the power to sell her late husband’s property. Yes, she was married to him. Yes, she lived there. Yes, she may even be managing the property but in law, management is not ownership and possession is not authority. After a man d!es, his property does not suddenly become “free for sale” by the surviving wife.

Here is the hard legal truth

A wife can only validly sell her late husband’s property if:

🥢 She was named as one of the purchasers on the Deed of Conveyance or Deed of Assignment, or

🥢 The property was specifically gifted to her by her late husband in a Will, or

🥢 She has obtained valid Letters of Administration over the estate.

Outside these situations, she has no legal power to sell that property and here is where the danger lies.
Many buyers see a widow and assume:
“She is the wife, so she has the right.”
The law does not assume. The law demands authority.

Without Letters of Administration, the widow is legally just a beneficiary-in-waiting not the personal representative of the estate.

So what happens if you buy such a property?
The sale is void. Not voidable. Void.
Meaning:
🥢 You don’t get ownership
🥢 Your money may be lost
🥢 Other beneficiaries can challenge you
🥢 The property can be taken back
🥢 Courts will not protect you

You may have receipts. You may have witnesses. You may even have taken possession. None of that cures lack of authority. You cannot buy valid title from someone who had no power to sell.

This is why some buyers wake up years later to lawsuits, family fights, and court orders all because they didn’t ask one simple question:
“Do you have Letters of Administration?”
If the answer is no, walk away. Serious buyers do due diligence. They don’t buy emotions. They buy authority.

Before you drop your hard-earned money:

🥢 most importantly consult a lawyer

Because in property transactions, sympathy can make you poor.

BREAKING NEWS!

The Lagos State Tenancy Law has been updated to better protect tenants and regulate landlord practices. Here are the key provisions:

1. Advance Rent Restrictions

Landlords are prohibited from demanding more than three (3) months' rent in advance from sitting tenants. Similarly, tenants are not allowed to pay more than three months' rent upfront. Violations can result in fines up to ₦100,000 or imprisonment for up to three months.

2. Mandatory Rent Receipts

Landlords must issue rent payment receipts to tenants, detailing the payment date, names of both parties, property location, amount paid, and the rental period covered. Failure to provide a receipt can lead to a ₦10,000 fine.

3. Tenancy Agreement Fee Cap

The Lagos State Government has reaffirmed that tenancy agreement fees should not exceed 10% of the annual rent. Landlords and agents charging above this limit are in violation of the law.

4. Notice Periods for Termination

In the absence of a written agreement, the law stipulates the following notice periods:

One week's notice for a weekly tenant

One month's notice for a monthly tenant

Three months' notice for a quarterly or half-yearly tenant

Six months' notice for a yearly tenant

If a monthly tenant is in arrears for three months, the landlord may seek possession through the courts.

5. Tenant Rights

Tenants are entitled to:

Reasonable privacy

Freedom from unreasonable disturbance

Exclusive possession of the premises

Use of common areas for lawful purposes

Additionally, tenants who make improvements with the landlord's written consent may claim compensation if the tenancy is terminated.

6. Dispute Resolution

Tenancy disputes can be addressed in either the High Court or Magistrates’ Court within the relevant jurisdiction.

7. Prohibition of Unlawful Evictions

Landlords must not evict tenants without following due legal process. Self-help evictions are prohibited and can result in legal penalties.

For further details or to report violations, tenants can contact the Lagos State Real Estate Regulatory Authority (LASRERA). The Lagos State Government's position is that the total charge for legal and agreement fees combined should not exceed 10% of the annual rent.

Example:

If the annual rent is ₦1,000,000:

Total charge for both legal and agreement fees together should be ₦100,000 or less.

This means legal = 5% and agreement = 5%, or any other breakdown, as long as the total does not exceed 10%.

Anything above this is considered illegal under the Lagos Tenancy Law.

RETIREMENT MANSIONS ARE USELESS

Living Abroad and Building for Caretakers to Enjoy, The Wisdom of the African

I recently argued that many caretakers looking after the properties of those living abroad are the true owners or beneficiaries of these properties.

Usually, an African will erect a beautiful house back home while living abroad and then another person called a caretaker will be employed to live in the house, enjoy the house and watch over the house every day.

The legal/actual owner visits once a year for about 2-3 weeks to enjoy the property. The caretaker enjoys it every day.

Interestingly, the caretakers enjoy the property right from completion, when everything is fresh and beautiful. The legal owner may finally return home 10 or 15 years later, if lucky, to enjoy the remnant of the property; when style, taste, and beauty have all diminished.

Why? Because we are told this is what we ought to do. Build back home when you are never there, spend your money on things far away from you, for others to enjoy.

Even if I was not a minimalist, I couldn’t also see any good reason why a person with a family size of 3 or 4, wife and a child or two children, would build a 9-bedroom house in Africa; leaving about 6 rooms empty all the time to be occupied probably by the ghosts of their ancestors. Obviously a wastage in having a 9-bedroom family house, that the rooms are never used by the family, and the cost of maintenance is always a financial drain or another waste of resources.

You wouldn’t go and buy 10 doughnuts in the morning and just eat 3 and throw away the 7, simply because you can afford them. So why do the same with buildings?

I know someone who is building a 12-bedroom house in his village as his personal residence and this has taken 9 years so far, he is still on it. In the meantime, he is renting a small room in the US and he says he will one day leave to go back home to live in his mansion. He may die in US. Currently the design of this mansion is even outdated, and he has at least 5 years more to complete based on the pace.

In 2018, a certain young man, 43 years, died in the USA from a heart attack while asleep. It was 3 days after his death that he was found. He too was living in a small room, working 16 hours a day for 6 days and putting all his monies into building a 9-bedroom house back home on a piece of land he bought. When he died, his family/wife sold the house. It was too big for them to even maintain if it was completed. This was not also completed.

A lot of Africans abroad indeed build houses back home to create a certain impression of themselves or just to show off, and while doing so, they forget to live in the moment thinking they will one day, when on pension or old, go and enjoy these houses.

Who is an old man or woman going to impress? At 65 and over, you will be frail, battling to live each day and no one will care. How many people really live to enjoy anything beyond the pension age? At age 65 or 70. What would you be doing with a 12-bedroom residential house? In fact, how are you going to climb the stairs at that age?

When white people get old, they sell their huge houses to downsize, but we seem to want to live like rats when young and energetic, and then live like kings and queens when we are about to die.

While we must plan for the future, we must do so prudently and with the wisdom that today is all we really have, the future is a probability. Don’t grossly neglect your now because of a probability; tomorrow.

Invest in your future but do so while living a meaningful and balanced life today.

My tour guide to the RCCG camp yesterday was obviously a long-timer in redeem church and probably knows the history of the date, time and location of birth of Pa Akindayomi and the current Daddy G.O.

I heard stories my ears near split.

I saw things my eyes beam to water.

I couldn't wrap my mind around the things that I saw, heard and felt in that environment.

We entered from the MAIN GATE and I couldnt believe it.

Houses, Hospitals, Banks, Mall etc.

Even the old auditorium looked like it was ready to give way for another type of REAL ESTATE Development.

Wonderful

That place was REAL ESTATE BUSINESS in progress and you can't tell me it is a PRAYER GROUND.

No, please don't tell me that.

1. As we entered from that main gate my eyes caught the ARMOURED TANK and ARMED POLICEMEN stationed there.

I shook my head small.

The HOUSE OF GOD needed to be protected by men who probably smoked h**p and drank Akpeteshi all through te day.

Issokay.

We moved ahead.

By the tome we got to Daddy G.O's Mansion i noticed the Platoon of Police, NSCDC and God-knows which other department of Nigeria's architecture.

I can imagine there may be soldiers and DSS somewhere.

I dont think the Daddy was around because he would have need a whole Army Brigade to give him security in that area.

2. We got to massive structure and my guide informed me it was a newly built hospital, furnished with all essential equipments.

Daddy G.O.DONATED it

Ejoor which work or business is Daddy G.O doing abi he managed it from his Unilag Pensions.

Don't bother to think.

Most of money came as gifts of seeds from the 10%ters of Abuja and the various states Government. It came from Daddy's Gifts from the same people who crippled NNPC, NEPA, CBN,.FOREX,. INFRASTRUCTURE, ECONOMY etc.

Some millions of Naira should have regularly come from the Managing Directors of Banks, the same banks which steals the billions of Naira from poor people through multiple illegal deductions. The same banks which help the Yahoo boys, Drug cartels, Thiefing Government officials launder their loots.

Some of the money all trickled from poor people who dropped their LAST KOBO only to trek 10miles back to their houses. Majority of them have been doing that for DECADES in the hope that they will get rewards from Angel Gabriel in heaven or perhaps encounter miracles of being catapulted from Messenger to Managing Director over night.

4. Then we travelled and travelled I began to wonder if we hadn't existed the camp.

My guide told me we were still inside the camp.

I saw some beautiful houses and asked him how much was LAND SOLD IN THE CAMP?

He said " Baba doesnt SELL LAND to anybody. You simply got allocated a parcel of land to build upon. Your fence has to be of a particular height. Condition is just that, whatever you built there, however big or small, WHENEVER YOU DIE, OPARI, THE HOUSE BELONGED TO RCCG "

I said " Come again?"

He repeated it. He said the house was for you and your family to occupy while you are.around. When you die, your family have no claim on the property. The property stand DONATED TO RCCG".

I started feeling dizzy small small.

5. Then we got to the new auditorium. I opened mouth in awe. Even from where I stood from far away, I knew that place was massive!!!

I was told that Adeboye's RCCG acquired BY PURCHASE, OVER 2,000 ACRES OF LAND IN THAT AREA.

That's about the size of land acquired by the Federal Government from Aworis of Ibèshè and Amuwo kingdom to build the FESTAC TOWN.

I got to hear that RCCG PAID OFF SEVEN (7) DIFFERENT VILLAGES TO VACATE THEIR LANDS.

You sacked them from their ANCESTRAL LANDS by offering them irresponsible sums of money.

YOU UPROOTED THEM FROM THEIR ANCESTRAL LANDS AND RELOCATED THEM HOUSES ELSEWHERE, PLACES THAT THAT TOTALLY DISCONNECTED THEM FROM THEIR HERITAGE!!!!!

You manipulated a vulnerable people and made them LOSE THEIR IDENTITY.

That is a CRIME AGAINST HUMANITY You getting away with it only because people have long lost touch with our VALUES and unable to understand the gravity of this CRIME.

You could as well have rounded them up and just execute a massacre like the Bandits do. I think that would be far more decent for the RCCG and far more honourable for the villages.

It will be written that they died fighting for their ANCESTRAL LANDS just as the Red Indians of the Americas did against the invading Europeans.

At this point I already went into SHOCK, SHUT DOWN and STOP SEEING OR HEARING.

6. I regained my conscious when we returned to the exit gates.

My tour guide caused us to exit through "Car Pack C " of the Redemption Camp.

Just by the road, i saw this woman. She had a child strapped on her back and two other children close by her. She had the two heavy baggages on floor.

She was waiting to HITCH A RIDE TO ÒRÈ IN ONDO STATE, FROM CAMP!!!

How?????

What was she doing there.

She must certainly came for the Holy Ghost Night or.some other prayer session and got herself stranded.

It is a very common sight at the RCCG camp.

For every one man who has come to that service in a flashy car, at least 100 other men had TREKKED, HITCHED A RIDE, STRUGGLED, SWEATED OR OTHERWISE NEARLY BROKE NECKS to crawl to that prayer night.

Daddy G.O will fly in chopper from his house INSIDE the camp to the AUDITORIUM of their site.

At the end of service each man who came in a car entered his car and the trekkers found their trekking routes back home.

And you will lucky to find ONE OF THOSE TREKKERS OUT OF 100 MOVING UP THE LADDER TO BECOME CAR OWNER.

And whenever that ONE TREKKER IS MADE by the principle of RCCG NETWORKING, he will become Daddy G.O's reference point to encourage the OTHER TREKKERS TO KEEP TREKKING IN THE HOPE THAT' THEIR OWN MIRACLE IS ON THE WAY.

Our Elders talk about the one who is able to kill you without bringing out the sword.

Adeboye and our other Pastorpreneurs are the ones.

They are very much worse than Fulani Bandits and Boko Haram combined.

Fulani Bandits and Boko Haram are just a bunch of ignorant, confused and frightened lunatics but they pick ONLY A FEW NIGERIAN PEOPLE AND KILL THEM INSTANTLY. THEY JUST LIKE YOU TO BE AS FRIGHTENED AS THEY ARE.

BUT YOU SEE THE PASTORPRENEURS AND IGBO ZIONISTS, THEY PICK ON MILLIONS OF PEOPLE NIGERIAN AT THE SAME TIME AND VERY PEACEFULLY KILL THEM ALL, VERY SLOWLY AND EVEN DEMAND AND GET PAID FOR THE SERVICE OF KILLING THEM.

There cant be a HEAVEN OR HELL, it is all lies because, if they exist, the people who have been manipulating you in the name of God and using that Heaven and Hell will be afraid themselves.

What I saw of the RCCG CAMP yesterday is the height of UNSCRUPULOUS OPPORTUNISM!!!!!
