Real estate agents and property owners — report here
Did you know that 90% of buyers decide whether to click or scroll past your listing in the first 3 seconds??
Powerful when done right.
Sadly, most agents get it wrong.
A listing can bring you daily inquiries.
A listing can bring you serious buyers, not tire-kickers.
A listing can sell the house before you even show it.
A listing can talk, convince, and close.
Here’s how to get it right, so your listings actually sell:
1. Lead with the price, not the poetry
Stop writing “Exquisite masterpiece nestled in a serene environment” as your first line. Buyers scroll past flowery grammar. Say the price, size, and location first. Save the poetry for paragraph two.
2. Make the headline photo do the selling
Many agents open with a picture of the gate or the compound wall. Nobody buys a gate. Open with the best room in the house — the one that makes someone stop scrolling. “3 Bedroom Duplex, Lekki — ₦85m” with a stunning living room photo beats a wall every time.
3. Post where your buyer actually is
A mansion in Ikoyi doesn’t need to be posted only in a local WhatsApp group. Know your buyer’s budget and post where that class of buyer spends their time — the right groups, the right platforms, the right hours.
4. Refresh it when it goes stale
A listing sitting for 3 months with the same 5 photos looks suspicious, not exclusive. Buyers wonder “what’s wrong with it?” Reshoot, reprice if needed, or repost with fresh angles. A stale listing kills trust before a call even happens.
5. Other general points to note
• State the price boldly — hiding it kills 70% of your leads before they even ask
• Include the exact location (estate/area), not just “Lagos” or “Abuja”
• List the key features in short lines: bedrooms, bathrooms, land size, title (C of O, Governor’s Consent, etc.)
• Include your phone number/WhatsApp clearly — don’t make people hunt for it
• Don’t overcrowd captions with 20 photos of every corner. 6–8 sharp, well-lit photos sell better
• Be honest about the property’s condition — trust closes deals faster than exaggeration
• Use a consistent format for every listing so buyers recognize your brand instantly
Let me stop here.
This simple shift in how you list can take you from “just posting” to closing 2–3 extra deals a month .
Enjoy.
