Whenever you want to invest in real estate or property,there are 4 key things you must always verify
1. Legality of the Property
Is the land itself free from government acquisition, disputes or encumbrances?
2. Legality of the Title
Don’t confuse this with the property.
The property is the physical land but the title is the legal ownership document.
A land can look clean, empty and peaceful but the title could be problematic.
3. Legality of the Parties
This is where many people get played.
The land may be genuine. The documents may be genuine.
But… is the person selling truly authorized to sell?
4. Legality of the Documents
A document can be real but not belong to that land. Scammers sometimes use authentic documents to represent a different property, often one very close by.
Don’t just verify if something is genuine.
Verify the connection between everything.
Does this document match this exact land?
Does this seller have the right to transfer this exact property?
Because in real estate, everything can look correct individually and still be wrong collectively.
