WEEKLY PROPERTY SAFETY TIP

Stay sharp. Stay informed before you buy that property.

Before you fall in love with any land.

Take a pause and ask good questions.

Like “Who actually owns this land?”

You know why?

Too many people could be involved in property sales you can never tell.

Here’s how to keep your money safe:

1. Ask for the original documents C of O, R of O, Allocation, Offer Letter, Survey

2. Verify the survey at the Surveyor-General’s office 15 minutes can save you millions

3. Verify the land is NOT under government acquisition.

FCTA doesn’t joke on this one.

4. Do a quick search at Agis to ensure it’s free from trouble

5. Use a reliable professional realtor.

Before you start dreaming of a beautiful home

First confirm you’re not about to build it on someone else’s property.

Again I say, Stay sharp. Stay informed.

Follow for more tips and info like this to make informed decisions.

Before You Lay One Block… Read This!

Let me tell you the quickest way to develop high blood pressure in Abuja:

Build a house without Building Plan Approval.

Sounds funny right?

Wait till Development Control shows up with their “STOP WORK” on your property.

People would start building their desired homes because others are doing it.

But unknown to them that if your structure gets marked,

nobody will save it for you.

The stress, demolition threat, penalties, everything would land on your head alone.

Get your Building Plan Approval first by Development Control.

That way,

You know your structure is legal. Safe.

Then build with peace of mind.

If you need guidance on requirements, process,

or avoiding costly mistakes.

Send me a message.

Let’s secure your building

before you secure the land.

ABUJA LAND DRAMA:

The Wike vs Military Clash & What It REALLY Means for Investors

Let me tell you a quick story…

Last week, there was a viral video in circulation.

Regarding land dispute between the FCT minister and the military men

Soldiers on one side.

FCTA officials on the other.

According to FCTA, the land in question had:

No approval
No title
No Right of Occupancy.

And to make matters worse,

the FCTA says the former Naval Chief claiming the land might have been “sca**ed”

Because the plot is actually reserved for parks and recreation.

According to the land use.

However, the story didn’t end there…

As the minister has gone ahead to enact a ₦5 million penalty for anyone converting residential plots to commercial use without approval.

Followed by a 14-day ultimatum across top districts.

Then another saga heated up,

claiming that the FCT minister had allocated 1,740 hectares to his sons.

Which he immediately dismissed as false news.

So, how does this affect the new investor??

The Abuja land market is getting tighter.

Regulations are getting more strict.

And the government is cleaning up everything fast,

especially properties with encumbrances and no titles.

In this environment:

Legal documents such COFO and ROFO are gold✅

Due diligence is not optional✅

Carrying out a legal search is necessary to avoid government interference in the nearest future✅

Verified plots will rise in value as the city engages on illegal allocations✅

Happy Monday, Investors & Dream Home Seekers.

Every new week is a fresh chance to move closer to your real estate goals😊

Here’s a simple truth: the best time to buy property was yesterday…

The next best time is today.

Why?

Property values in Abuja are rising steadily (over 15% increase in the past year)

Rental demand is at an all-time high, and tenants are everywhere!

Waiting only means paying more later.

So as you start this week, ask yourself:

“Do I want to be part of those who watch prices rise, or those who benefit from them?”

Start your week with clarity.

Start it with action.

DM me today.

Let’s discuss the right property move for you this week.

Monday real estate investing tips:

An uncommon method to sell or buy property faster in Nigeria, types and how they operate.
Did you know that there are alternative ways to invest in real estate? This is where properties are sold through competitive biding.

The national appreciation rate of real estate in Nigeria is between 3.5 and 3.8% annually. This means that investing in Nigeria real estate is relatively safe considering the steady demand for residential and commercial spaces due to the increase of the population seeking for greener pastures.

One intriguing approach to buy or sell property quickly is through real estate AUCTION.
In this method, properties are sold via competitive bidding.
These properties typically go to the highest bidder, and auctions can cover residential, commercial, or industrial real estate. With a variety of properties often up for grabs, there’s nothing quite as thrilling as snagging a fantastic deal at an auction!
Whether you’re interested in residential, commercial, or industrial properties, real estate can truly help turn your dreams into reality. Okay right away let’s dive into the different types and how they operate.

Types of Real Estate Auctions:

1. Absolute Auction: Here, the property is sold to the highest bidder, no matter the price. There’s no minimum bid or reserve price.

2. Reserve Auction: In this case, the seller sets a minimum price (the reserve) that must be met for the property to be sold. If bids fall short of this price, the property may not be sold.

3. Foreclosure Auction:These auctions deal with properties that have been repossessed by lenders due to foreclosure. They often attract investors seeking bargains. Common in Europe and America.

4. Estate Auction: Properties owned by an estate, usually following a person's passing, are sold at auction. This can include not just real estate but personal items as well.

5. Online Auction: Real estate is offered through online platforms, allowing bidders to place their bids from anywhere. This method has grown in popularity.

6. Live Auction These are held in person, where bidders gather at a specified location to place their bids on the property.

With these options in mind, you'll be better prepared to navigate the exciting world of real estate auctions

Ensure to like, comment, and share so others will learn and be able to make an informed decision when investing in real estate.

7 Essential Tips for First-Time Buyers: Avoiding the Risk of Burning Your Fingers.

Are you ready to dive into the world of real estate? Before you jump in, check out these 7 crucial tips that could save you from a stressful experience—especially tip number 7!

1) Budget: Set your budget first; begin by clearly defining your financial goals. Establish a realistic budget that keeps your future plans in mind and sets you on the right path.

2) Research: Real estate investments can’t go wrong except if you ignore some fundamental details you ought to take into consideration. Don’t be like the guy who thought he only needed money to invest in real estate and later got his finger burned. From the type of property you need to the neighborhood and the necessary documents, leave no stone unturned, do research with every piece of documentation given to you, and be satisfied with the results before you move on with it.

3) Inspection: The real estate market is practical, so a little homework goes a long way. If you have the money to buy property worth millions, then you should take the time to visit every property that catches your eye.

4) Long-term goals:. You won’t be putting in millions to get property just to lose it after a few years. Think long-term goals for any property. If you want to acquire a property, think about how rapidly the land or properties in that area appreciate; it helps you make an informed decision.

5) Time: Trust your instincts sometimes to guide you through, and whenever you are not comfortable about anything regarding the purchase, think it through with some time before you go on the transaction. Even though sometimes you end up losing out on the property, it’s still okay; at least you still have your money with you. Don’t get too excited or too eager to buy a property without proper diligence. Better to be safe than sorry!

6) Legal diligence: This one alone could save you money, time, and energy. And this is why most real estate agents from the seller’s side don’t get to hear from buyers again. If they get the documents through necessary authority departments, then they discover there are encumbrances or caveats, and you don’t get to hear from them again. Ensure you do your legal diligence enough to proceed with the process.

7) Hire a real estate agent: Have you heard of the “Pareto” rule in business? It is the 20 percent activity that would yield 80 percent results; don’t you want that? Getting the service of a professional real estate agent would unarguably be of great help for you when you are into this for the first time. They know it, have some experience, and have been in the situation before, so they know how to navigate you through. I still remember my first deal; he (my client) didn’t have much reason to be out until the day of payment. I did every dirty job until the day of payment. A good real estate agent would guide you properly through a successful purchase process. With these tips in hand, you'll be better prepared to navigate the real estate landscape. Good luck on your journey. Make it a successful one
