CAN TWO PEOPLE LEGALLY CLAIM THE SAME LAND?

You have paid. You have an agreement. You have a Deed of Assignment. Then another person appears and says:

“THIS LAND IS MINE.”

How can this happen?

A property may have been dealt with previously, and competing interests can arise depending on the transactions, documents, registration, notice, consent requirements and other circumstances.

That is why seeing a document is not enough.

Before you pay, investigate:

🔎 Who holds the interest?
📄 What is the root of title?
🔎 Has the property been dealt with before?
📍 Do the documents match the exact plot?
🏛️ What does the official land record show?

“THE ROAD IS COMING.” — SHOULD YOU BUY THE LAND?

You’ve probably heard it before:

“Government is bringing a road here.”
“An airport is coming.”
“This will be the next big area.”
“Buy now before development starts.”

But real estate investment should not be based on a story alone.

Before paying a premium because of a promised development, ask:

🔍 WHO SAYS SO?
📄 WHAT IS THE EVIDENCE?
📍 WHERE EXACTLY WILL THE DEVELOPMENT BE?
🏗️ WHAT STAGE IS THE PROJECT ACTUALLY AT?
🏠 WHAT DOES IT MEAN FOR THIS EXACT PROPERTY?

And remember, infrastructure can affect a property in different ways. A proposed road may improve access, but it may also affect boundaries, setbacks, drainage, development plans or acquisition/reservation issues.
