Birthday Appreciation Message.

Today, I celebrate the gift of life, growth, and God’s unending grace. Another year has been added to my journey, and I am deeply grateful for how far He has brought me.

Life has taught me that the race is not for the swift nor the battle for the strong, but for those who find mercy and favour in the eyes of God and humanity. I am thankful for the blessings, the lessons, and the people He has placed in my life.

I’m here today to remind you that ignorance of the law is not an excuse, as captured in the Latin maxim “Ignorantia Juris Non Excusat.” This simply means that not knowing the law does not free, exonerate or even exculpate you from its consequences or liabilities. That is why the knowledge of the law cannot be overemphasized.

I am particularly concerned about how many people are afraid to acquire landed property, especially in Nigeria, simply because of the fear of being scammed. This fear is valid—but it can be eliminated with the right knowledge.

Gone are the days when people lived in total ignorance. Even the Bible says, “My people perish for lack of knowledge.” This tells us that when you gain knowledge about something, you gain control and confidence over it.

Today, I want to share 5 sure steps to avoid being scammed when buying property in Nigeria:

1. Verify the Title Documents
Always confirm the authenticity of documents like Certificate of Occupancy (C of O), Right of Occupancy (R of O), or Deed of Assignment. Conduct a proper search at the appropriate land registry.

2. Confirm Ownership
Ensure that the person selling the property is the rightful owner. Ask for valid identification and supporting documents, and if possible, trace the history of ownership.

3. Engage a Professional
Work with a trusted real estate consultant (like myself), a lawyer, or a property expert who understands the system and can guide you through the process safely.

4. Inspect the Property Physically
Never rely only on pictures or videos. Visit the site to confirm its existence, location, and to check for any disputes or encumbrances.

5. Document Everything Properly
Ensure all agreements are documented and signed. Payments should be traceable, and you should receive official receipts and legal documentation after every transaction.

With these steps, you can confidently invest in property without fear. Real estate remains one of the safest and most rewarding investments—when done the right way.
