1️⃣ C of O (Certificate of Occupancy)
Full Meaning: Certificate of Occupancy
A C of O is a legal document issued by the state government that proves you have the right to occupy and use a land for a fixed period (usually 99 years).
βœ… What it means:
It confirms the government has officially granted ownership rights.
It is the strongest and most secure land title in Nigeria.
It can be used as collateral for bank loans.
It reduces the risk of government revocation (if conditions are met).
πŸ“Œ Key Features:
Issued by the State Governor/ FCT Minister
Contains survey details and property location.
Shows approved land use (residential, commercial, etc.).
Usually takes time and cost to process.
⚠️ Important:
Even if land has a C of O, always verify at the Land Registry.
2️⃣ R of O (Right of Occupancy)
Full Meaning: Right of Occupancy
An R of O is the legal right granted by the government to occupy and use land for a specific purpose.
It is actually the right itself, while the C of O is the certificate proving that right.
