Rental apartments do not offer quick Return on Investment (ROI); they are fundamentally long-term investments. For this reason, I rarely recommend that anyone venturing into real estate as a business should begin with building rental properties.
Many individuals who follow that path with expectations of fast returns often end up overpricing their rent in an attempt to recover their capital within a short time and it ought not to be so. Others become discouraged when they discover that their funds are tied down for an extended period.
Before investing in rental apartments, clarity of purpose is essential:
Are you building for rapid profit?
Or are you building for steady income, inflation protection, and long-term generational wealth?
If your intention is quick profit or fast turnover, then land or house flipping is more suitable. Buying and reselling within a short period, especially through distress sales, offers significantly higher and quicker returns. In real estate, cash is king, and those with ready capital often secure the best opportunities.
Rental apartments should be viewed as:
A retirement asset
A hedge against inflation
A source of consistent income
A strategic tool for generational wealth creation
In essence, rental investments are highly rewarding, but only for those who understand the investment horizon and align their expectations accordingly.
